FSBO by its very nature is a money saving-driven dyanmic. I am sure some like the challenge but few in numbers. Many test before they realize the water may be too deep or have undertow. The subject of FSBO should not be an experiment as the stakes are too high in the moment and over the course of the statue of limitations period (lawsuits) of which all Real Estate must clear. One must resolve to outsource & delegate certain subjects when necessary or they may end up having a fool for a client (themselves). This is proven! Concentrate on the above and of course add your own....

FSBOs do sell in my market without any agent assist. The result of a low inventory market of available homes for sale. Give a FSBO anything of value that they might use to help sell on their own. Let them know that you're "no pressure" and not there to take their listing. Build a relationship with them and let them know you're there when they need help. What is that saying? "People don't care how much you know until they know how much you care".

Most will give it up long before reaching a 6 week threshold. I will provide a sign, a listing binder and a sales binder containing a P & S agreement along with all addendums and disclosures they could possibly need. After the first few Buyers make appointments and the agents have slowed their call rate about 2 weeks have gone by and they're ready. Sadly, they have lost those crucial new moments on the market and not been able to show their home in its best light. My first suggestion at the onset is to hire a professional photographer and to complete the short list of suggestions given initially by all agents they interview.

I sold 3 homes FSBO prior to becoming an agent. Once I ended up listing with an agent and made sure it was with an agnet that actually showed my FSBO lsiting.
For example, many agents called to see if I would list, but no agent from the biggest brokerage in town had shown it, so i was very clear to let them know why I would not go with them. FSBO's have a right to try and sell themselves. If they can find a buyer and do it themselves, good for them. So my recommendation is to work with them, show their property, and maybe get your clients a good deal as well.
