A good contractor.  Dallas has too many investors and they all want to fix and flip houses for profit. This drives many people who know little to become a contractor because of the money they are making.

Other than lender and title co, I would say my handy man, some one that fixes those little things, tackles the big things and comes when i need him. Doesnt over charge and is happy for the business

Decent all-purpose handy-dandy guy that has a contractor's license. My best friend's husband is a retired contractor and he's absolutely fantastic. He is shared for my personal stuff but I'd love another one like him that I could use for clients. He's too busy for me to utilize elsewhere as they have dozens of their own rentals to deal with.

Family Law Attorney and the trades, like:  a handyman, plumber, electrician, painter, HVAC guy and flooring guy.

I maintain excellent relationships with attorneys.  A good handyman is something I always keep an eye out for....both are speed dial vendors to me!

Hmm, plumber, handyman and HVAC company immediately come to mind. Can't limit to only one!

I actually have an HVAC guy who is the best. He has bailed both of my sons, my sister and myself out several times. And if you can believe it, he has made calls that he never charged a penny. In Phoenix having an AC repair person is imperative.

it wouldn't be a vendor!!  it would be a political contact.... that's a worthy find.....

An all-around great handyman would be excellent.  Seems like i find them and within a year they move on  or to another state.  Maybe I work them too hard  :) 

For me it would be a contractor that is not only very skilled, good bedside manner, can handle any job (or handle getting it subbed out) and most importantly available and not booked for 3 months.

I have great handymen and contractors, flooring people, house painters, HVAC people, closing attorneys, structural engineers, etc. who respond quickly to me. I have great inspectors who have responded to calls to do an inspection on short notice or on a weekend. I called one contractor last Thursday evening for some repairs pursuant to an inspection report and by Monday all the work was done. 

Lender and title are top of the list.

You should alway have a good Forester on that list, put me on your speed dial.

My handyman can do just about anything, and reasonably priced.

I had a great Handyman in my working days and he was invaluable. He still does work for me personally.

A reliable company to do needed repairs.

It would be a great HVAC Company that does repairs (all Kinds) as well as mold detection and mediation repairs.  So a company  that does heating, cooling, repairs, plumbing,  and mold services.

That's nice. When trouble come, getting the water flowing, making the sparks go away and replacing that door means you need to find someone. However, in the overwhelming number of cases, this does not lead to business growth. For me a 'good vendor relationship' has that element.

Of those vendors we work with often which provides the most enduring collateral that can be leveraged to not only solve problems but augment and agents solutions that will make their marketing more relevant to the buyer or seller?

Lender - that a one way street and source of over-hashed data.

Inspector - That could work. But again, it is mostly a one way street.

Appraiser?

HomeDepot/Lowe's ?

Electrician?

Attorney?

Elder-care specialist?

And recently we read about a mortician.

My most valued vendor relationship does not appear on the list.
