Active Under Contract for Backups=U

Pending for the rest of those that are already in escrow. 

Under Contract Show - Still in the Due Diligence Period but, Under Contract.

Under Contract No-Show - Either beyond Due Diligence or Seller is Under Contract and wants no more showings.

I use 'Sorry, Too Late' on my sign toppers and in my marketing.

On the MLS it is Pending; on sign riders it could also be Under Contract

Ours are Active, and the next one is Contract, and the next one is Sold.

When we have an accepted offer, before contract (which could take weeks here to get to contract), we are supposed to put a comment in MLS that there is an accepted offer. Not everyone does so, so it's sometimes tricky to know what's still really active.

The MLS is one thing but agents sometimes use other terminology. Here it's pending or contingent on the MLS but some say a property is under contract.

The "classifications'' vary and the definitions are subject to much interpretation. Used here:  Contingent/Continue to Show, Pending.

Under contract is a common term in our company, as to how we present this on the mls is a different situation.

We go from Active, to Pending Inspection, to Pending to Sold. Sometimes Pending Inspection is skipped. 

24 hours after contract accepted goes U/c taking Backup

Our MLS uses Pending, some agents use Under Contract and others use Temporarily off the market.

House under contract in the MLS in 3 days or fined.  I just reported the LA on one I just sold.

At time of accepted offer - Contingent (CTG)

At time of P & S = Under Agreement (UAG)

And stays that way until closing then changes to SOLD

We have "Active Under Contract" which is the new way of saying "Contingent, Backup Offers Only".  We also have Pending, which is the one I prefer because it stops the days on market clock.

Either way, no one will show the home.

in our MLS, it's first "Contingent" if there are contingcies of home inspection, mortgage, etc... then Pending.... and Sold...

when I write posts, I use the term "Pending Sale"

In the MLS it is pending, on sign riders it varies.

Bright is currently making changes to statuses. We have " Active Under Contract" if sellers want to continue showing property. " Pending" if no more showings are being accepted.

Agents follow the MLS rules.

In ours sale pending means all contingencies have been met while under contract means it is contingent most likely on a mortgage and or inspections still.

Pending is the term we use here with ECAR.

Once both parties sign, it's Under Contract and not visible anymore to the public...

Listing is an under contract-show during the due diligence period. Once due diligence ends it becomes an under contract-no show. Next step is closed.

I do nothing on my signs until it's been through due diligence... superstitious about jumping the gun.

We use all of those descriptors inconversation. On our MLS it is Pending or Pending-Show for Backup. In the case of the buyer needed to sell in order to perfom, it would be Active-Contingent.

Active with the contract.

Pending sale.

Under Contract, back-ups - yes or no.
