I know of a local broker who lost his license, lost his franchise and faced criminal charges for hustling up straw buyers to pretend to buy houses against which he then arranged purchase money loans on which were subsequently defaulted. The houses went into foreclosure. He used the money from the loans for his own purposes after paying a fee to the straw buyers.

Basically, the guy was a liar and a thief.

Hopefully you are having this discussion in your real estate class! BUt to asnwer the second question - loss of license and jail. More importantly you need to learn how to run your real estate business so the issue of sanctions won't even come up.
