Yes, but you will need to have a set of timeframes in mind.
If you don't have a team, 30 buyers 'ALL AT ONCE' will be a recipe for disaster.

If I'm yer broker, I'm advising you to STAGGER the list of prospects. In other words, reach out initially to 10, and once you have, say, 3 on board . . . get them set up and once they are under contract, then reach out to the next 10.

DO NOT TAKE ON TOO MUCH AT ONCE! Rookie mistake. If you get overwhelmed, you'll make errors and burn out. Flow and glide into mastery.

As for sellers or buyers, the answer is yes. You'll find a preference over time. I GREATLY prefer sellers! But that is me, and as a new agent, sellers will be somewhat harder to come by.

Typically, most new agents start out with more buyers than sellers as clients. I can't comment on how realistic your goal is as you haven't indicated if you're aiming for 30 buyers in one month or one year or something in between.

Andrew, I think that is a great goal! I agree with Richard Weeks, with your goal, what is the plan to accomplish that goal?

Also, write both down (goals and plans). You're now a business owner and this is part of the responsibility of ownership...not to mention, if you look at your goals & plans each day, you're far more likely to accomplish/achieve them!

I hope it's not 30 buyers at once but spread out over time. Are you planning on specializing in buyer representation? I primarily work with sellers. but do work with buyers occasionally. I think a good mix will work for you

Your plan is your plan, sounds like a good one. So go for it. Make sure that you develop in your plan the tactics and strategies to meet your objectives. Ask the question - how are going to do this, and write out the 'actionables'.

Believe, and it will happen.

Maybe, Andrew.  I've got 15 years in the business and I can only give 9 clients full service at a time. Thirty might be a little ambitious.

Is this a sensible idea?
ABSOLUTELY! Actually, the assurance of getting paid is GREATER with this strategy and seldom is compensation an issue.

And the pathway to success is relatively clear. You hit up your village and pillage and plunder until they no longer return your calls OR you work with citizens who are directly interested and buying a house today or in 2019. The good news is of those 30 buyers 6 will actually close. It is the six that must be reflected in your expected income goals.

Now you need something to talk about as you meet up with 30 folks who don't know you. Your UPS may be identified by having a heart to heart with those in your village that you have actually HELPED. Ask them what they saw as your golden qualities, those things that are reflective of how you are wired and base you business on those qualities. Otherwise you will become another smiley face in the sea of smiley faces.

Best of success,

Annette

Makes sense to me Andrew! Hopefully there'll be a lot of overlap in price points and you'll get to know the market better than anyone else. Oh, and this is your "All of the Time" to-do list, until these Buyers become Sellers then all will be right in your World.

I think so, listings are harder when you are up against agents with great results and experience. Also buyers help you see a lot of different houses and can help you see the market. Glad to see someone new ask a great question.

Buyers are quick and easy to sign up, but Sellers are less time consuming and a better bet in the long run.

I spend all of my time on sellers, but if I were new without any other business I would likely spend time on buyers.

While you are working with those buyers, you will get to be the local expert on the inventory.  It's the perfect time to leverage on that knowledge to get listings.  You are looking at the inventory with the "buyer hat" - its a great selling tool.  And you never know, you may end up talking to a seller who has just the right house for your buyer clients.  Your buyers would be first to know about it!

You asked - my initial thoughts are  - that cattle -herding mentality will likely not get you to where you want to be.

Get a hold of 30 buyers - how about connecting with people looking to buy and providing them exceptional service - going over and above to earn their trust, loyalty, referrals, and future business.

I don't want anyone getting a hold of me to do business with me.  Just sayin' ... you asked.
