I was the 4th agent, listing a home in the Ballantyne area of Charlotte a couple of years ago. The home was vacant and the sellers told me the 'small den' was the issue in previous feedback. They weren't willing to stage the home so, I had it virtually staged. 

I noted on the photos that it was virtually staged (as required) and put 8X10 glossy photos in the home for the buyers to see while they were there. The home sold very quickly. It's very effective!

As long as people are aware you've staged virtually, I'm all for it. People have very poor imaginations and sometimes need a bit of help.

 Disclose that it is virtually staged, and that furniture and furnishings are not real and are not included in the sale.

I like it. It's stupid to be disappointed. That would be seeing pics with sellers things in it & then arriving & they've moved. Grow up!

I think the price varies a lot so do your research.

Someone just sent me an email $30 per photo as the Friday special (it's Monday right?)

we have used it...not only have we used virtual home staging, but we downloaded a frame from each room on the first floor of a large colonial home and enlarged it to be displayed on an easel in each room... at the first open house, it was an eye-opener.... we had 8 or 9 offers and it sold that day for over list price....

but the best part of trying that method was the feedback from several visitors....they all kept cards and wanted to know if we could do that for their home if it, too, was left vacant....  

I love it when a new method of marketing works well....

I have not but have seen some.  If seller's budget allows, I personally would recommend a real staging so buyers can see the whole set up even when they come to the home.

While my photography business is active, I have NEVER received an order for virtual staging.

I don't know if I haven't marketed it sufficiently, or if my market area (central and northern New Jersey) is just made up of agents that are too cheap (LOL!!!).

Anyway, my virtual staging business is literally non-existent.

Do you really want the first thought that comes to the mind of a potential buyer who visits the property to be: "Oh my gosh! This is not the way it looked in the photos!"?

I have not, but recongnize that it has amazing potential and capabilities. Probably "a tad" cheaper than the real thing, too... For vacant properies photos, it should be annotated or include a disclaimer.

Only for slight imperfections, never on a vacant house.  I did have a bed that was just a frame have bedding added. But I find it sometimes distorts the perception of the size of the room and I'm not a fan and I find my clients are not either.  You put a 8 person table in a space where a breakfast table will fit and you get unhappy buyers.

Everytime I walk into a vacant listing I say I wish I had a storage facility of furniture & accessories I could decorate this place with. While Virtual Home Staging can get you those killer photos you seek I can see your concern about a possible disconnect when the buyer walks into a hollow shell. I wouldn't let that stop you from using virtual staging though. I think it's a lot worse when buyer's can't see how each room is used or should be furnished. Would love to see some Before & Afters!

Generally not a fan, but there are times when it may be appropriate. Nothing beats the real thing. Disappointment when/if a buyer tours and the space is very different can be tough to overcome.  Staging sets an emotional tone that helps a buyer see themselves living in the home.

I have not used virtual staging.  I know a few AR peeps, Debe Maxwell, CRS  being one that comes to my mind, that have/do use it and they say good things about it.

I have thought about using it.  As far as disappointing buyers, I don't think it should.  If anything the pictures should just give them an idea of how the house can look.  It will be up to them with their furniture to replicate or make it even better.

Havent used it.. I have seen it and can almost always tell when its in the pictures I see. That being said it can make a home look better than it would look if vacant and give buyers some idea of what is possible. Steve Penner

It has it's place, but doesn't seem to be too popular around here. Most builders stage with real furniture, and most sellers use their own furniture. Vacant homes get a limited amout of staging in a lot of cases. I think price and location are also factors on staging decisions. I don't have any interest in virtual staging at this time.

I decline using non-cystal clear photographs. 80% homes or even 1 br condos are staged.  If homes do not sell it is price not artist faked painting....

No.  I think it's akin to "bait & switch" unless it's clearly stated on the photo that it's virtually staged and an empty (aka accurate/truthful) photo is included alongside.

Photos on-line get buyers to the home, but if the Buyers cannot "see" in person, not sure it really helps.   I have not used virtual staging.
