Usually only if it's an older or historic home and sellers are worried about lack of maintenance issues. It can be good to get some items repaired or replaced before listing. Also good to get septic systems inspected and have well water tested. Buyers can still do their own inspections. I recently saw a closing get delayed for over a month because sellers failed to do a tier 2 chimney inspection which they had agreed to do in contract. Seller didn't even know what a tier 2 chimney inspection was.

I have done several pre-listing inspections for agents, rather than sellers. I have one agent who has been burnt once and uses me before listing anything. I seriously discount my rate, because she doesn’t want a formal report, just a “what’s wrong and how much” list.

We urge our sellers to have inspections done before going on the market. Issues will be uncovered that will surprise the owner. They will be in a position to make repairs prior to marketing or expect potential buyers to request repairs during the escrow period. Making smart repairs may get a quicker, better offer. The seller pays for the inspections.

Quite frankly, it depends on the age of the home.  At first, we don't know if it will sell of not, and although there may be surprises, I prefer the buyer to pay for the home inspection.

Sometimes I do recommend it with my clients when I'm suspicious of certain conditions (like mold, for example).... OR when I know or told the property's condition is clean as a selling feature.

On the other hand, it can be a nightmare and a HUGE mistake -  it creates disclosure issues for both the seller AND you the listing agent during the listing period - and that's not good! Not good at all!

More often than not, it's better not to do a pre-inspection at all, and let it be at the time of the buyer's home inspection, and let the seller face the music.

It is rarely done by sellers, usually by buyers when the offer is accepted. How much is a home inspection in your area? $500 for an average 3br home in here.

If they want to know what's wrong with it, sure. Sometimes they just want me to walk through & give them my opinion. Having been on a lot of inspections I can point out some things. I don't make an inspection part of the setup though. I found that when you give seller's a lot of things to do upfront it delays or permanently sidelines getting the listing on.

Hell no!  Buyers won't trust it, there is more to disclose and a longer "what work has been done on the house" answer.  Let the buyers do their inspections and let it get negotiated.  You're never going to get everything fixed and have a 100% perfectly clean report, so why bother?

If the property is updated or it is a townhouse or a single family house - mandatory.

No. Better to just fix known or visibly broken items, make the house look/operate as well as possible, and let buyer make their own discoveries.

The second inspection, the buyer's, will reveal more stuff and the seller will wonder why they went through the first one.

It's kind of like having an appraisal before list. You're going to have another one too, and it's going to count. Just do the common sense stuff to begin with.

There are pros to a pre list inspection; example, home offered 'as is where is no warranties express or implied no repairs', then like a HUD home PCR, you know what you're getting into and can calculate costs to repair.

Check out Chris Ann's post on 'as is and how it kills dreams', LOL!

Otherwise, if it's obviously broke, just fix it. We can easily walk through the house, run water, see if anything leaks, etc.

I would rather see a residential seller spend that money decluttering, storing and staging.

there is not one listing agent in my town or area who does that....and I'm right with them on that mentality.... when I sold my home, I did what I noticed for cosmetics... that's it...and the buyers paid for their own inspection....

Once signed, i ask the seller to walk back through the home with as if they were the buyer. I point out any repairs that we can see with our eyes. I look for red flags that may have me asking them to bring in a professional if i see anything that is not right. Anything a buyer may find negative, can we fix it before we start showings

Of course! It is a very important part of the marketing. Plus I prefer to see it first and to understand and be able to explain all advatages and disadvantages of it to future potencial clients, like this it is more professional. I like several international companies and follow them just to see how they make contracts and put property for sale in USA on their websites. It helps a lot.
