Real Estate is local Kenya Monterrosas . My market has seen an oil boom, collapse, and a steady climb back up all in the last 5 years.

Depends upon which market you're in...and it even varies among your peers in your own market! 

Have a working knowledge of your own market data and share that date with your sphere and the consumer...often!

We have been up roughly 10% per year since coming out of the recession - until this year.  This is a year of transition.

Like Roy Kelley said, it's more stable than 5 years ago.

It has recovered. foreclosures are less as are short sales

It has changed in many ways - huge developments are popping up everywhere and the "bad parts" of town are now coming back to life.

not every other place is not a short sale now.

We are seeing a shift in our market today, five years ago, it was a frenzy .

In my area: housing prices are the highest, sales and affordability are dropping. 

Also marketing is changing since technologies are changing rapidly. 

And another that comes to mind: new kind of payments( bitcoin or similar).

It has goen a lot better forc both buyer and seller

Technology replaced many chores and roles done by realtors. For one thing you can buy a reguar sale on line.

Really depends on your area.  Some have had more profound changes (Los Angeles, San Francisco) than others.

Typically it changes quarterly to half yearly by my observation.

it has and always will be a roller coaster graph in the real estate business.... some dips are deep...other times it's not.... rarely flat line...

It has changed with less homes for sales, a steady flow of sales and a sharp increase in values here in NH

Depends on the market you are in.  For us it has been all time low interest rates, and lack of inventory.
