Haven't tried it myself but I've heard some good things. Advice I was given was to do several smaller loans vs one large loan to minimize risk. Good Luck.

Peer to Peer, yes but long before there were services for this.

These days unless it is a huge deal I just work with a line of credit at a local bank, this is generally quicker than dealing with proposals to my investor network.

These online lender letters are NOT honored here. Just major lenders or local major lenders whom we have developed a relationship and have a reliable track record. We looked at who signed the letter and often they call back guarantee they can close in 21 days. Most accepted offers stipulate no loan or appraisal contingency.
