Lender approval on a Purchase money second.  Held up for two weeks and 4 extensions later we closed.

Accentuate the positive.  Forget the negative aspects of real estate.

Study hard. Take practice tests. Do well on your state exam.

The biggest thing is probably sellers removing items that were affixed to the property. It's always worked out though - either the items were returned or paid for at Closing.

I did have a buyer that the seller terminated the Contract but, that took a simple letter from our attorney to get it resolved.

I think you mean buyers and sellers have disputes. Worst cases are settled in court.

Lloyd in the moment I can't recall any really horrific contract distputes.  Mainly just little stupid stuff people do to NOT get under contract even - they get in their own way both people and agents.

Going to court can shake you core-up. Avoiding via reasoning & solution is the better way

I am thankful that I have not had an experience with a contract dispute.

Divorce situation.  Soon to be ex-husband show up to close with young new girlfriend.  Soon to be ex-wife storms out of the room.

This question was asked just in the last week or so (again!). Why not check the archives. I, personally, don't remember significant contract disputes... write it up correctly in the first place, no need for disputes.

VA required a forfeiture of the deposit and they wanted a refund.

Ultimately, we hand to refund the deposit out of pocket.

I only focus on the ones that went well.

I tend to "let it go" so I have no recollection of any disputes over contracts unless they involve court.

all of our clients have an attorney.... the attorneys resolve contract disputes....that's not in a real estate agent's job description...

She wanted to date me and I said no.

Seller refused to sell after accepting a deal.  Ended up in a lawsuit with the seller paying out a lot to keep their home.

It involved the court and 5 years time

Seller agreed to repair septic system, based on their assumption of the cost. No cost limitations were included in the contract.  Their contractor initially told them $3000 previously, then came back with up to $30k.  The seller just ignored that term and let the contact expire. My client could have pursued this in court, but elected not to. After many weeks, no sale. 

Funny I've seemed to have blocked it out of my mind !
