The biggest thing is probably sellers removing items that were affixed to the property. It's always worked out though - either the items were returned or paid for at Closing.
I did have a buyer that the seller terminated the Contract but, that took a simple letter from our attorney to get it resolved.

Lloyd in the moment I can't recall any really horrific contract distputes. Mainly just little stupid stuff people do to NOT get under contract even - they get in their own way both people and agents.

Seller agreed to repair septic system, based on their assumption of the cost. No cost limitations were included in the contract. Their contractor initially told them $3000 previously, then came back with up to $30k. The seller just ignored that term and let the contact expire. My client could have pursued this in court, but elected not to. After many weeks, no sale.
