I start out with let's talk about the overall market in xyz. I show them stats from over the last year from a program called Broker Metrics. They take the MLS data & make sense out of it. So that's avg price, DOM, absorption rate all in a nice little bar graph a kid can make sense of.

Your unique value proposition has very little to do with stats in my humble and professional opinion.  Three top agents can have similar stats, the one the seller/buyer will pick is the one whose core values resonate with theirs.

Basically two:  What similar homes sold for and what your competition will be  if you list.  Try to get them at the top os the solds, bottom of the listings.

None of those.

As a matter of fact, never has a client/customer asked, average home price, DOM, interest rates and most definitely absorption rates. They believe they already know and going down that path sends them to the yawn zone.

Be aware, the agents value position was established before the invitation is offered. What the agent needs to do is NOT UN-SELL THEM-SELF.

Don't get into a stacking contest. Ask for their preference:  "My professionally published, knock you socks off, packed full of data Power Point or 10 minutes with what is in the green folder.

Why is the answer ALWAYS to same? 

In the end, the agent must fully answer the only five questions the owner has. Tell your story about their questions. Done correctly, the value proposition results in their full trust. Few things build trust like answering their REAL questions BEFORE they ask them.

The stats to which you make reference are FAKE questions agents are instructed to impose on the innocent.  Important to note that this data does become important AFTER the owner has hired the agent. They are not a player in why the agent was hired.
