I did one at that hour in an upscale 55+ condo and had great turnout.   Made it a wine and cheese open house, knowing the folks that would come would be in the building, or in the neighborhood.

We have done twilight open houses...and not just for luxury listings. The evening hours are when a lot of neighbors are driving through the neighborhood. Also, since we post open houses on-line, we are attracting different buyers than on the weekend. We have had listings for which an evening open house was a big plus due to the sunset view that was available.

Depends on time of year.  My wife won't do them in the evening in winter because you can't see much outside in the dark, but in the summer it works

In general, I am not a fan of open houses.  As others have mentioned, it really depends on the market, the location, price point, and the attendees.

My opinion is luxury buyers are not out going to open houss to find a home. It works well in new contruction and condos. Works well to get new clients, but doesnt always sell the home

I have done an evening Open House on a regular priced listing, in a neighborhood of families and single folks.  No food nor beverages were served.  My time was from 4 to 6 p.m. - basically going home from work time Julie Ochs.  In this area I would not have gone the food, alcohol, live music - people were just passing through going home, and not looking to really socialize.

If you're going to do it, make it an "event" by pre-qual invitation.  You don't want a bunch of looky-lous coming through just to see a luxury home and case the place.   Let all the agents in your area know they are invited too. Maybe they will bring buyers.

I would say yes, give it a try... have a few cheese and cracker plates and other finger foods and beverages... and I would even extend it to 8:00 p.m.  Market it well for a good turnout... but I agree with some of the others, not in winter. A lluxury home probably has a pool so would be nice for folks to spend  time in the back yard in the patio area as well and mingle. For safety and security I would have everyone sign in (I use the Open Home app on my iPad) with their name, email, address, ID,  etc.,  It is pretty common practice here to do that for every open house.  The good thing about Open Home is that is stores all the contacts for you to follow up.

Some people have tried it inmy area.  Don't know how successful it was, although I can say it didn't change status any time soon.  I think the problem was holding it on a Friday evening, when I suppose people just want to get home at the end of their workweek.  Just my two cents.

I have gone to Broker Open Houses for luxury listings with a spread of fancy food and alcohol. They were fun, like a party. Lots of brokers showed up. Not sure if it helped the sale or not. I think it's a nice time of day to do it. I'm not a huge open house fan, but if you are it's worth a try. Let us know how it goes. -Kasey

What is the PURPOSE of the open house.

Having an open house is not a purpose.

Is the PURPOSE TO:

-Actually sell it
-Build a list
-Get more listing
-Inform community
-Build network
-Entertain the community and your peers

If the appropriate infrastructure, preparation and staffing is not in place, the reality is the open house has one purpose that is not listed: spending time.
