You can do this for a very low cost. There are many agents who do not even need a website anymore. The future is not looking so bright for beautiful websites:(. Google really wants to focus on mobile search- and so that makes for very simple designs, plain text, easy clicking buttons, etc.
I love Thrive Themes, I think I pay $148 per year and have unlimited use of really amazing fully customizable landing pages, lead forms, lead boxes, optin forms... all kinds of goodies plus drag and drop Thrive Architect visual editor all in Wordpress.

"I do not want to pay hefty amounts to websites that offer long term contracts..."
Those words sound so much like the "FREE" consumers want and too many agents offer.
The service I use (CIS Score) requires the agent to enter data relevant to the area they are interested in. (no erroneous 'big data' sources) The service also REQUIRES the agent to have some knowledge directly related to the most common questions home buyers and sellers have.
The citizen is empowered to calculate their homes value (based on agent provided community data and citizens intimate knowledge) and receive a value INSTANTLY. Meanwhile the agent receives a very detailed report regarding that house, an opportunity to create solutions for the citizen and have a head start on every one else. Additionally, the loyalty this resource creates because it respects the knowledge and priorities of the citizen, is incredible. Better stilll, it works incredibly well for sellers AND buyers. (Joist works best for insvestor type buyers) The agent has the capability to tweak the final result based on their knowledge of local market conditions such as buyer/seller market.
But, it is far from FREE or cheap or without effort AND it only works for those who 'work it!"
PS: Here is what makes CIS different that the rest. Let's face it, on the surface they all appear to be the same. Each one uses some statical database and burps out a number. The REAL difference is the STORY the agent can write regarding 'THIS' process. Agents seeking to delineate themselves from the sea of smiley faces, desire to build a number with greater confidence than the Evil Empire or who truly want to deliver VALUE to those who commit, will find reason to "work it."
Agents who don't want to 'work it' should choose the $30 option.
