Exoectations ! -- " Should I expect visitors right away on my listing?" or " How many people often view a home in the first few weeks in this area" -- I find many sellers don't really think through or ask about the volume of people in the market. Recently, in the heat and humidity of August, I warned " I won't expect many until after Labor Day" --- and guess what? The second couple to view the home made a full price offer. This JUST happened. I have a client who I know is well-qualified to buy a luxury-priced home. They WANT to obtain a mortgage and have spoken with their financial planner. They came to ME with what they want. They had their 'numbers' in their head and were limiting their search, based on obtaining a jumbo loan, putting 20% down.
They didn't even consider that they could obtain a jumbo loan with less than 20% down & no PMI.
Basically, we always say that we send all lending questions to the lenders. They're face-to-face with us FAR more than the lenders. Their simple questions could come to me about different lending products. I don't know everything about them but, I do have a bullet-point knowledge that can completely change their purchase-power...and I know which lender offers the product they need!
