I will usually encourage my clients sellers or buyers to think about and feel free to ask me anything.

Emphasizing that there are NO silly questions.. I think many don't ask questions for fear of looking silly.

Exoectations ! --  " Should I expect visitors right away on my listing?"  or " How many people often view a home in the first few weeks in this area" -- I find many sellers don't really think through or ask about the volume of people in the market.   Recently, in the heat and humidity of August,  I warned " I won't expect many until after Labor Day" ---  and guess what?  The second couple to view the home made a full price offer.   Still,  expectations are everything when it comes to setting the stage for a successful sale

How much experience I have in... negotiating, dealing with short sales, 1031s etc what ever their specific needs are.

I've noticed that if a client comes from a referral, they dont ask many questions at all.

Sellers don't ask questions about safety and protection of valuables.  I go into that for them.

Buyers... all the ones I've been working with have been first timers, so there are a LOT of questions they don't know to ask, that I answer for them.

sellers don't ask to see THEIR marketing, even if they have seen examples I can't imagine not wanting to see their own.  I send it, but they never to ask if I am going to do so.

This JUST happened. I have a client who I know is well-qualified to buy a luxury-priced home. They WANT to obtain a mortgage and have spoken with their financial planner. They came to ME with what they want. They had their 'numbers' in their head and were limiting their search, based on obtaining a jumbo loan, putting 20% down. 

They didn't even consider that they could obtain a jumbo loan with less than 20% down & no PMI.  

Basically, we always say that we send all lending questions to the lenders. They're face-to-face with us FAR more than the lenders. Their simple questions could come to me about different lending products. I don't know everything about them but, I do have a bullet-point knowledge that can completely change their purchase-power...and I know which lender offers the product they need!
