Wasting everyone's time isn't cool. Even though we talk this out with buyers during the process they often don't really hear it. I would take a deep breath and have a real conversation with them starting with: "Tell me what's going on here"... Listen twice as much as you talk and see what they say. And maybe a couple of other showings really will allow them to move forward more confidently.

Once there is an accepted offer there is a small window of time during which the buyer can back out. If they are looking to leverage themselves into a better purchase during this time I would show them the listings. Hopefully that would put to rest any apprehension they have about making the right choice. Unless there was a much better deal out there I would encourage them to complete the deal they entered into & remind them why they wanted that home to begin with.

I have entertained buyers in this scenario once. We went to one other house, and it was easy for me to point out the flaws in this one compared to the one they were under-contract for. Granted, these buyers only saw 2 other homes before deciding on one to put in an offer on. Usually, I spend much more time on the front end showing homes, so I had no problem showing them one more.
