Very few houses out here have them. I had one listing with a 1+1 studio attached to the far side of the garage from the house. Actually made it harder to sell as it was technically a 5br but with one of them being the studio. Didn't work for people actually needing a fifth bedroom. Eventually called it a 4br with an additional studio and that helped.

More buyers are looking for lots large enough to add a granny flat. I've sold a few homes with 'she sheds' and a few homes that had large detached garages that had been turned into separate living spaces. It's far more important to buyers now than it's ever been here in Charotte.
*This new construction community offered detached garages with living quarters above. Buyer has parents who are now living in the detached space.
Extra sizzle features would include just about any nice hardscaping - an outdoor fireplace, etc.

I belong to a couple of investors groups and ADU's are becoming a central focus for investors looking to add additional revenue streams to their rental inventories. So yes they are becomig evermore pervasive in SoCal. Especially under the new State mandate.

In 20 years in Charlotte I've yet to sell a granny flat, a she shed, a man cave. Bonus rooms can be turned into man caves. But at the end of the day, I haven't heard that term or she shed used here in several years. Most people here assume a home will have a deck or patio. Most lots are too small to accommodate auxiliary structures, assuming the HOA will even allow them.
