Here in the greatest state of California the "Big Cool" is beginning to happen. Sonoma County (1 hour north of the Golden Gate--wine country!) June our median home price hit a record $705,000 but sales dropped -20%. However, the $1Mil+ price range soared! July sales are down -9% YOY but the median dropped to $633,000 a 4% increase. It had been going up at 12-13% for the past three years. Inventory is starting to creep up and MSI (Month's Supply of Inventory" is on the way up but not by much. We have a 2.3 months supply of inventory and 45 Days on the Market.

I think it depends on the price point and the community as there are markets in CA where I work that are receiving multiple offers, but the properties are in prime locations and prime condition reflects the price.
All in all I think we are in a slower market, inventory is rising and buyers are more focused on the right house vs just getting any home.
There are many public news articles and information that I read and hear daily. Core Logic just came out with a great report and we will see how it holds true.
Another one from last week where there are many daily posts all point to a change in the market. This is one from last week..August 1 Housing biggest drop in 2 years.
Planning for a change buyers by is definitely something I am seeing.
