You are doing clients a disservice to try to help them outside the field of knowledge you have.  Refer them to a commercial agent.

    Partner with a commercial Broker.  You could just refer it out, but then you would miss a great opportunity to get some experience in commercial real estate. 

     Put your agreement (commission split) with that commercial Broker in writing, before making introductions or previewing properties.

Commerical agent is my first suggestion.  Second suggestion is https://www.peerspace.com/   Depending on their needs, peerspace is (for lack of a better analogy) the "AirBnB of professional spaces."  Artists, schools, etc. will rent out their studios/classrooms/etc. when they are not in use.

Call existing daycare centers to get the ball rolling...

Go from one commercial plaza to another and you will find..

Loopnet. You are unlikely to get paid so inform your client they need to compensate you for the trouble.

Another good opportunity to refer some business to a commercial agent.

Again if you don't have experience in this venue you owe your client the best service and representation by referring the client to a commercial broker.

I would find a commercial agent or business broker in the area.

I have no commercial real estate experience. I have no experience in selling businesses. I would refer out that kind of opportunity to someone who could properly handle the needs of the owner.

While our mls has a section for business sales and commercial real estate sales, most transaction handled by commercial brokers are not shown in the mls.

By the way, if you are a REALTOR, you should check the REALTOR Code of Ethics to see what it has to say about REALTORs who work outside of their area of expertise.

 You are in Columbus Ohio. Pinkerington is close enough.

Use your commercial listing resources such as Loopnet and MLS to FIND THE SPACE in Pinkerington.  Drive Pinkerington and write down the places with space available signs AND the contact data of any commercial brokers signs you see.  

Then start making calls while you are still in Pinkerington. It is highly likely the numbers you call will be answered in Columbus.

So get those folks working for you to find the space. 

Then you make sure the attorneys are in place and start the negotiations.

You will quickly find out if $2,500 is realistic for a daycare.  As you are or should be aware, the buyer will need to have strong cash to pay for the modification needed if converting a existing space not configured for daycare use.

Keep building your list. This list will prove to be the life-blood of your investment/commercial business AND join a few local groups.

Wrong place for this.

There are a few places along route 256 that would work very well. There's an agent's name prominently displayed near Slate Ridge just south of Culvers. Drive by and jot down his name. Give him a call. The referral will be well worth not having the headaches involved in a commercial deal. Good luck!

Hi Ed...it seems as if you are interested in being a commercial real estate agent, which I think is awesome.  I would suggest that you find commercial agent in your area to mentor you or to partner up with you.  You can also  take class from CCIM or try getting a CPM or take some classes on commercial real estate at your city college, if they offer them.  Good luck with this.
