You are in Columbus Ohio. Pinkerington is close enough.
Use your commercial listing resources such as Loopnet and MLS to FIND THE SPACE in Pinkerington. Drive Pinkerington and write down the places with space available signs AND the contact data of any commercial brokers signs you see.
Then start making calls while you are still in Pinkerington. It is highly likely the numbers you call will be answered in Columbus.
So get those folks working for you to find the space.
Then you make sure the attorneys are in place and start the negotiations.
You will quickly find out if $2,500 is realistic for a daycare. As you are or should be aware, the buyer will need to have strong cash to pay for the modification needed if converting a existing space not configured for daycare use.
Keep building your list. This list will prove to be the life-blood of your investment/commercial business AND join a few local groups.

There are a few places along route 256 that would work very well. There's an agent's name prominently displayed near Slate Ridge just south of Culvers. Drive by and jot down his name. Give him a call. The referral will be well worth not having the headaches involved in a commercial deal. Good luck!

Hi Ed...it seems as if you are interested in being a commercial real estate agent, which I think is awesome. I would suggest that you find commercial agent in your area to mentor you or to partner up with you. You can also take class from CCIM or try getting a CPM or take some classes on commercial real estate at your city college, if they offer them. Good luck with this.
