I don't hold open houses and don't attend them. Aside from that, agents should behave professionally anytime they are in public even if it's in a supermarket. What else needs to be said?

I have not seen any misconduct at an open house by agents. Think about it- the agent has to market the open house for a week or so ahead of time, drive around putting up signs, maybe add balloons, spend time making flyers, perhaps get some kind of refreshments ready, leave early so everything can get set up, perhaps contact neighbors, stand on their feet for hours smiling and showing the house to prospective buyers, clean everything up, drive home. Why in the world would they be conducting themselves in any manner except professionally? The job is to get that house sold.

Basic common sense.  Be a good civilized human being.  Those concepts do seem to escape some people.

Examples:  Eating the owner's food. Laying down on the bed or couch watching TV. Forgetting to lock the doors and windows before leaving. The list is long ... yet I won't go too far over to the dark side.

I once accompanied a buyer to another broker's open house. The agent  was seated at dining room table on the phone the entire time we were there.. When we left buyer told me they would never buy that home because the agent was rude.

I have never seen any but I suppose if the agent went to take a nap on the seller's bed or went for a swim in the family pool that would be poor behavior.

Act in a professional manner and be ready to answer questions about the property... or get the answers.  The only inappropriate behavior I have witnessed is lazy agents who make no attempt to be helpful.
