The latter, docs are drawn and we walk through before buyer goes to signing appt.

If I know when it is going to be - right away. Don't do it though until late day before or right before closing. Don't let much time in between.

resales and new homes, the evening before closing....

with new homes, I collected the extras check for the builder....

with resales, it gave the homeowner the time for removal of the last few things that are left in the garage or yard...

As close to signing as possible. There has already been another walk-through to determine that inspection related items were taken care of, so this one is simply to check condition prior to funding and recording. Make sure there wasn't a fire or a flood, etc. -Kasey

Generally the morning before Closing. Our buyer attorneys are always ready to prepare a document, holding funds in Escrow from the sellers, if need be.

The Closer to Closing, the better so the sellers don't pull anything wonky on us after our walk-through.

Praful ~ Here in Northern Virginia, the buyer can do a walk through as early as 7 days before settlement, which is a good idea if majors repair/fixes were agreed to by both parties.  Then we do another quick walk through the morning of to make sure that a tree didn't fall on the house, etc...

     We do a walk through as soon as Seller vacates property.  Then the Final WT is on the afternoon before, or the morning of, just in case something has gone awry.
