I think buyers are fed up with the "highest and best" and multiple offer feeding frenzy. But its still extremely seller-heavy and will remain that way until inventory picks up and new home starts can get close to keeping up with demand.
That said, I still have buyers going well above list and competing with multiple offers daily. It's a jungle out there.

The median home price in Flagstaff is $350,000 and home prices have gone up 7.3% over the past year and it appears it will keep moving in an upward direction. The median list price in Flagstaff p/foot is $217 which is higher than the metro area of $215. I am seeing more price adjustments as buyers are demanding homes to be move in ready for the higher prices which is why we are seeing price adjustments.
Average rents in our area are still high at around $2,000 p/month. I hope inventory picks up soon especially with an impending interest rate increase again!
