I'll allow up to a $10,000 dabble in over priced, but beyond that I do not take overpriced listings. If I discover I am over priced because the market has changed since we listed, we price-improve before weekend #3 on the market.

I've had to do that a few time, Praful. I typically have all of the data that I believe confirms a solid price. If they are unreasonable, I generally say, "I don't believe I can sell it for that. I'm sure you won't have any trouble finding and agent who thinks he/she can." Did that last year and the darn house sold for what they wanted. I was the most shocked because it had some strange features, but there is someone for every house.

I took an overpriced listing from a long-time friend who was retiring. He wanted the money to make retirement living easier. I told him buyers did not care what his retirement plans were. No offers came in until a good reduction was made. The property finally sold for what it should have which was even less.
I knew he was committed to the sale and he would eventually have to accept what the market was willing to pay.
If a stranger came to me with the same story, It might have been a different story.
