I tell them "NO" every time without regard to our real estate relationship. With potential Buyers having access to all necessary data to be informed about a property the fastest way to stifle your success is by poor valuation. I don't have the time to overcome that.

Would you believe that overpriced properties in Seattle are selling for 50k to $100,000 over the asking price. Ridiculous...

If it's past clients, I will tell them no and explain.  They usually get it.  If it's a new client I will do the same but if they insist, I walk away.

I wouldn't turn down a listing over them needing a certain amount to cover their mortgage. I can offer them options how to get that resolved.

Do you mean a past buyer client now wants to sell the home they bought with me, and wants to price it too high? That hasn't happened (yet). Since I already have a relationship with the person, I'd be able to explain why they should price it correctly. My decision on whether to say "no" or not would depend on how that discussion went.

Understand, I say no often to my castle-syndrome sellers- but not with the word "no" with data and market numbers.

I'll allow up to a $10,000 dabble in over priced, but beyond that I do not take overpriced listings. If I discover I am over priced because the market has changed since we listed, we price-improve before weekend #3 on the market.

Maybe once or twice a year. last one was a house that comps indicated should sell for maybe $450,000.00 max, and owner wanted to list it for $650,000.00 because someone built a new house up the street from her, and she figured that made her house worth a lot more.

I've had to do that a few time, Praful. I typically have all of the data that I believe confirms a solid price. If they are unreasonable, I generally say, "I don't believe I can sell it for that. I'm sure you won't have any trouble finding and agent who thinks he/she can." Did that last year and the darn house sold for what they wanted. I was the most shocked because it had some strange features, but there is someone for every house.

I took an overpriced listing from a long-time friend who was retiring. He wanted the money to make retirement living easier. I told him buyers did not care what his retirement plans were. No offers came in until a good reduction was made. The property finally sold for what it should have which was even less.

I knew he was committed to the sale and he would eventually have to accept what the market was willing to pay.

If a stranger came to me with the same story, It might have been a different story.

I am the voice of reason.  I do not say "no" ... I lead them to back on the path of reality and how it serves them to list at X price and buyers will drive the price up.  Over-pricing will not get them the results they want.  I back that up with DATA ... it works.  The numbers don't lie.

I'm pretty good about saying no to a price that's just not going to work. I do ask them how am I to get it to appraise then? That always brings the conversation back to 'you just can't ask anything that you want'.

I don't come across that situation very often... and wehn I do, I take the listing with the proviso that if it does not sell within a certain time period, then a price reduction will occur at the price I discussed with them already... I get them to sign the Amendment to reduce the price when I take the lsiting.

Very Rare.  I come prepared when I meet with a seller ... they hear me out, I hear them out, they usually go with my recommendation.  If they are not willing after I have proved my point, I wish them the Best and remind them that I will be happy to list the house at my price when they don't get it sold!
