The agent could have been out of town or had previous plans that necessitated him/her sending the clients to the open house. He/she still put the Offer together and got it to you on time, right?
As for your influence, it's whatever is best for the SELLERS and it is ultimately their decision which Offer they accept.

Praful,
There is a big difference between INFLUENCE and ADVISE. What difference does it make if the offer is the BEST. What is BEST for the seller is what matters. You position is to do whatever the seller WANTS and what is BEST for him/her. I would not care what the agent did or did not do, it is none of my business. Best offer wins. A

No, why? It's always the buyer's decision at the end of the day as to what house they wish to buy... as Bob Crane said, it's not about the agent, but about the buyers and ultimately it's about what's best for the sellers. If it's a solid offer it needs to be considered along with all the others. And what do you propose to do if it's the BEST offer in the end?
I've had "showing assistants" show a home, the buyer's agent write an offer without seeing the home because some assistant "opened the door." I'll take offers from anyone who wishes to present them.

Every offer, regardless of who sent it, whether the agent accompanied the buyer, whether the offer is too low, too high, best, worst, whether the agent likes the mortgage company that did the pre-approval (or not), whether the buyers saw the house in person or did not, etc., must be submitted, and must be treated fairly.
I can't even imagine what an intelligent seller who has an offer in front of him that is a strong financial offer with good terms, would think when his real estate agent tells him to ignore it because in his opinion the buyer's agent is "lazy."

The agent could have sent them because they were doing their own open house or were with other clients. That happens out here. That and the agent is out of the area.
I just present the offers. If I know anything about the agents factually, I'll present that too, afterall some agents are better to work with than others. I just recently had a seller want to accept one agent's offer (in a multiple situation) because that agent called to confirm her appointment AND shut off all the lights on their way out. Very professional, as they put it.

Oh, my heavens. Good Grief, no. The offer is treated on its own merit. It makes no difference if the agent attended an open house with the buyers. All offers are treated fairly. If the agent registered the buyers, and the buyers saw the house, what's the problem? I would give it the same weight as every other offer in.
If the buyers had not viewed the home, different story. More chance of a fallthrough if physical viewing is a 'subject to'.
I would never advise my seller to ignore ANY offer.
Review first, then round file if it doesn't make sense.

It is our obligation to present all offers. If asked the circumstances of the offer, you can provide details. But if the "best" offer was written by someone who didn't view the home, but his client did, he is working on behalf of his client and obviously the client wants the home.
