I work at the direction of my sellers with regards to pricing. I would never refuse to reduce the price but, I would advise them accordingly.

I can't say that I've ever had to advise NOT to reduce the price though!

If a house isn't selling and there are no issues with condition, location, marketing... then it must be price. You need to know when to drop the price and hopefully not wait for your client to come to that conclusion. As seller agents, it's our job to be on top of the situation and to drive these kinds of decisions. And it's worth keeping in mind that we cannot refuse to follow any lawful instructions given us by our clients.

I refused and it sold in a ffew more days for my ful list price

I don't refuse to lower my prices, I evaluate the market response and act accordingly. The market speaks loud and clear with no showings, no offers, low offers etc. It's up to the seller ultimately, not me.

I can't say it is a problem I have run into often. I do not attempt to appear to overzealous to jump on their suggestion to lower the price. I do want to stand behind getting them the most money for my sellers.

Never had that problem. It is my request to reduce the price that meets resistance with sellers who still think the NEED a certain price to fund their retirement.

Hasn't happened. But how can I refuse? They are the client! I would advise them if I felt it was the wrong decision and let them know why, but respect their wishes.

I have said many times no to a price reduction but I go the way the client wants. It's their call. I've also had the seller say they let me down when they take a lower offer than what we talked about.

Never, if the seller wants to reduce the price, i will reduce the price. When i list, i tell them what it is worth, what we should ask and what it may sell for. Some sellers choose to list higher. Sometimes i will try the higher price with an agreement in 2 weeks it lowers if no offers.

Had one seller who practically wanted to list way under the market price. He agreed to my market price but called within 24 hours to drop so he can unload the home. We got above list price offer I am glad I did not listen to his suggested price.

Price reductions are agreed to at the time of the listing being signed. I can't remember a time when I've had to approach a Seller because of an improper valuation. Learning to refuse a listing takes practice.

Rarely, and on at least one occasion I regretted it.  In my area a low price will induce more interest and multiple offers.  The market has been more likely to correct the price up than down, unless you significantly over price.

There have been a few times where I've suggested to clients that we hold off on reducing the price.  I tell them if it becomes necessary, we'll use that tool....but not yet.

Well, lets just say that you can't "refuse" as you have to follow your client's instructions. But you can advise and counsel, as appropriate.

But in the end, if the client wants a price reduction, aka motivated to sell faster, then by all means lets reduce the price, I'm all for it.

I can't say it any better than Debe Maxwell, CRS - I cannot imagine refusing to do anything a seller wants unless it is unlawful/illegal.  I would advise accordingly and make recommendations for or against ... and support that with data.
