My garage door is rarely used because we never parked vehicles in it. However, I have had occasion recently to replace the weather stripping and tracks. Things melt out here. LOL

I just had mine serviced and the spring replaced.

You need to do so every 5-7 years(the spring) or they snap!

I've had two snap and leave me trapped in my years of home ownership.

My inspector does go over annual maintenance of garage doors with buyers. I typically pay someone to do that but, since you have reminded me how easy it is, I may go back to doing this task myself, Fred!

I've done it with a grease gun & the finished product was neat but storing the tool after was messy. I like what you are suggesting, a spray; I'll look for that next time I'm at Home Depot or Lowe's.

I prefer Silicon lubricant spray. The Li is reactive when there is moisture.....

Lithium-soap and silica-based electrically conductive greases, including specially low-carbon greases for superior channeling ability... ... Note: Never use conductive grease on sliding switches, which could malfunction if a conductive grease is applied to the contacts.

I believe my father sprayed it last week when we were doing other things in the garage.

Speaking about your torsion spring note; my neighbor's boyfriend was doing some looking at her garage door a few years ago. As he was coming down the ladder the second spring busted and went flying. He ended up losing his thumb from the spring recoiling. Needless to say after find it, they could not successfully reattach it. He is a tennis pro, and that is his racket hand.

I would never touch the torsion spring... it can kill and or maime you. (I would lube).

Never had a home inspector mention the garage door.  I do maintenance annually on my own garage door.

Absolutely Fred. If it's mechanical and it moves, then you lubricate - my hard and fast rule. That's the exact same lubricant I use for my own garage door.

Here's my advice to clients about the garage door: if you suspect the spring or cable(s) is broken, do not touch it. A garage door can kill you. They become extremely heavy and cannot mechanically be raised.

It has been my experience that when maintenance is needed the door and associated parts have a way of ANNOUNCING attention is needed.

Garage doors should 'whisper' not shout.

And you are right. I will tackle almost anything but that spring is no respecter of people or gender.
