My wife Elsie is a stager and we include it as part of our services.  We use the seller's furnishings, supplemented with items we bring in most of the time. If the home is vacant, we have an array of furnishings and art we can do as well.  

I'm a home stager but I only use seller's furnitures and may re-arrange them.  I can bring small decorative items if needed.  If sellers need a complete staging services which includes bringing furnitures then they pay for the service.  

No, sadly there isn't a good one in my area. I have tried in the past to hire one but their skills weren't too great. You have to call people back if you want business lol.

I work with a couple of stagers .... I recommend to my seller clients. They pay for that service.  I do not.

Yes and in fact, we often go together when it's a repeat client (for the listing presentation), Karen. I pay for the consultation (so, yes, part of my listing package) and if a larger, more skilled service is needed, the seller will pay for it.

Yes, I provide a 2-hour staging consultation for $175 as part of my listing services. Sellers love it and it's a value added service. Plus the houses always look much better afterwards. Essentially my approach is the same as Thomas J. Nelson, Realtor, ePRO, CRS, RCS-D.

I use a property stylist/stager when:

1. Property has deficiencies

2. Property value merits investment. At this price point, owners tend to have a good sense for decor.

3. The lifestyle transformation I believe promotes greatest value is not the lifestyle currently portrayed.

Yes---I have recommended for some buff not all properties and I pay for the consultation and the owner/ seller pays for any services if they decide to moves forward.

It really depends on the house.  I have one listing right now with a very open floorplan that is throwing people off, so we're finally staging it.  Others with more understandable floorplans we don't stage.

We provide advice as part of our service package, but if the seller wants a pro stager, the cost is 100% on them.

We use whenever it is possible, the seller pays for the service.

Yes I recommend, and use, a stager when seller agrees. The seller pays.
