I live 3 o minutes from the Ocean and the lakes region of NH. I do list and sell in both and both are affected by the seasons. Most buy in Spring. Most sellers want to list in fall after using it all summer. They find buyers looking in fall but who do not want to carry it all winter.

Scottsdale is more resort-like than Phoenix and yes, it's seasonal.  All snow birds wisely leave the valley when it's so hot here. As do we quite often!!

Yes, we have a few resorts in San Diego. 

No, we're not seasonal here, pretty much 48/52 selling weeks here. 

And those 4 off weeks are a bit spread out: July 4 week, Sep-back to school week and 2 are during Christmas/New Years.

I'm in CT, near Candlewood Lake. The Lake is pretty large; it touches 5 towns. People enjoy the parks & beaches, boating, dining & living on the Lake. The East side of CT has Casinos. I don't care much for gambling so I have only been there a few times.

I live in a ski resort town in CO and the seasons are definitely different.  Persons visit in Winter to buy in Summer.  Also, Colorado has a consistent trend where more homes sell in warmer times than Winter.

I often run to the Gulf of Mexico.

The dynamics of real estate here results in one demographic replacing another as the seasons change.  IF an agent specializes in SFH for those with kids in school. the seasons will significantly impact their business.  This is one of those issues a 'niche' marketing plan can backfire.
