ON the property maangement side, absolutely.  Lots of move in moveouts 30 days prior to and after school lets out. Going crazy just about now. 

On the sales side, it goes up and down but not necessarily with the school year, although I am pretty busy now.

It sure does. Many sellers with kids do not want to close until school is out. Many buyers wth kids do not start looking until May or June even and want to be in before August to get settled a good month before school starts

Yes, Ginger! When school is out, vacations begin! There's a 3-4 week lull of family home buying & selling and then it picks back up. After school starts back again, families begin shopping again in an attempt to be in their new place by the holidays.

It does affect the real estate marekt, but not in the way sellers tend to think.  Once school is out, a bunch of sellers hit the market and buyers tend to be in vacation mode.  The best time to sell in our market is when school is in session, be it fall, winter or early spring.  Summer is a dead zone.

Yes the school year is quite a factor in getting listings by explaining that listing in time for the beginning of the school year is most beneficial.  Now that school begins in mid-August it really gets thing started earlier in the year than in years past.

There is a seasonal dip in activity as graduation season commences.  The summer break is a big time for buying houses to be in the new school district by the start of the school year.  Then there is the dip the last week or two of summer as last chance vacations happen and parents take their kids to college for the first time.
