It's been a while since I've had to, but if a listing doesn't sell and we do a price drop, I'll usually update the front photo from another angle to freshen things up. If there are features that weren't previously highlighted in pictures, I might exchange some shots for those.

Interesting question. Honestly, I don’t have any rules or processes. But I will almost always follow a similar pattern.

Front of the house.
Back of house and yard.
Kitchen
Living & dining (we have a lot of great rooms)
Master bedroom & bath
Other bedrooms
Garage
Other

It just seems logical to me.

Capturing a home's personality takes time and effort. Different exposures necessitate early AM, midday and PM shots for best presentation. For a listing portfolio the seasons are a consideration also due to the Sun's position at both Summer and Winter solstices. Only in Florida have customers asked what the home's orientation is, therefore, it has to be covered from all angles. It all begins with the view!

The order I use is the front door to back door and stairs through upstairs like a tour. I change the photos 2-3 per week to re-ping buyers with the listing saved in their search.

Just as you would walk-through the house. If the front elevation shot isn't all that appealing, I will use a community shot first - or whatever fabulous feature the home has to offer.

And, yes, I do change it up - and I change the language (write-up) as well.

Exterior first. Then work our way through  the house. Some properties merit more emphasis on features of one room over others. Various properties may be treated differently but only if they merit such treatment. Our photographer takes numerous photos and we decide which to use and in what order.

I load the images like a walk through tour and start with front shots, porch and take them inside and end with more of the outside. It works for me.

I start with the front of the house. The rest of the order really depends on the condition/highlights of that specific house. I tend to do this order: kitchen/dining/living room/den, bedrooms, baths, basement/laundry, rest of outside.
