Ideally I'd have them write an incredibly strong offer with no appraisal contingency. First I'd check with he listing agent to see what they can share about the sellers wants and get an idea of any offers and how high they are. I would put in the offer. It is always worthwhile to get the client in the mode of making an offer and if they lose out the gain from the experience.

You can't win if you don't play. I would find out what I could about the sellers, the listing agent and the seller's motivation. "Love Letters' carefully written can be helpful sometimes too. I would also prepare my client for the worst, while working hard to achieve the best.
The more unique the home or location is, the more the offer must reflect the buyers desire for it not to get away.

I would ask the listing agent if there are multiple offers, what is the process his seller is following? Asking for highest and best? Working with or without escalation clauses?
