David Martin (703) 585-4687 to be honest with you I do not follow any strict rule about what I'm going to get from a sale.  I know if I do a great job, the referrals will come.  I have some clients that have been referring me for years.  I've lost count!  But I'm just happy as can be when a client tells someone they care about to use me.

I do not... my goal in taking a listing is to SELL MY CLIENTS' HOME... that's what I'm getting paid for... if additional transactions happen, it's a bonus, but my focus is always on my clients... afterall, they are the ones "who brung me to the dance." I do not want to be distracted by other priorities that don't necessarily serve my sellers.

My focus is on repeat and referral business so, garnering leads from listings is just icing on the cake.

I have no set goals and in fact, this day and time, things are selling so quickly, sign calls are down so, it would be difficult to maintain such a target.

I do not set goals other than selling the listing! Generally other opportunities come along, but selling the listing is my goal.

In theory a great practice but in reality can lead to wasted time and a let down. I ask every client about current and future plans. When they are their happiest i ask about family and friends. The time has to be right, i do it in conversation and never pointed so they are uncomfortable. No one likes a sales person begging for leads. When marketed right a listing brings new listing, a sale brings even more.

That is what professionals do.

Specifically?  First the local market needs to be understood. If the mobility is 1% annually in the community of 500 homes, goals must be set accordingly. Based on the data I must determine if 'buyers,' 'sellers,' database or marketing are the legitimate goals.

For qualified homes all five are legitimate and that means having plans that are specifically engineered for the purpose. For example, 'more listings,' means leveraging that first open house  and a unique mailing to the community when it sells.

In the interim, gain access to their mind using the 'what they SEE' portal.

In my experience, I usually close three transaction sides for every one listing that I get. This includes the sale of the listing. This is not part of my goal setting but it is usually how it turns out.

Depends on your business model. If your goal is multiple than definitely securing more buyers and sellers from that sale is important. 

If you are on the flip side and your goal is the do the best for the sellers who have hired you than I don't think you will count chickens or eggs you just do you business.

Yes, with targeted marketing and call to actions. I don't give away the candy store, I use an APP where you have to Text for More Info on my direct mailing and many posts and I have used Corefact Just Listed where recipient check their own values and I capture them. Technology has made this quite possible. But the most I've ever received from one listing has been 2 buyers and one listing. I still remember that property, it was a bountiful neighborhood I still Farm today.
