For me, it would not be effective - love playing games, but this is not one of them - buying a home at this price point would not motivate me to play Kevin J. May.  Totally agree that coming back in a year+ (I'll just calendar it ahead into next year!), if I've found no other house, might be a consideration.

I don't like a $10 drop, but I do believe that weekly or every other week price changes work for getting emails on saved searches out to all that have them set up.  Typically, in most areas, this will be over a thousand notifications out every time there's a change.

I know of agents who do this - get the home back on the MLS hotsheet.  Much better approach is to price it at market value and let buyers then recognize it is not overpriced.
