I find that buyers nowadays in my market are not wanting the tub any longer.  They would rather a big, two person shower.

We had a great big bathroom in our Napa home.  The shower was large with a big shower head and you could see the hills and vineyards from the shower, and there was a big jacuzzi tub (I used once in 6 and a half years).  I prefer the shower.  A  I hate bath/tub combos, and jetted tubs belong outside.  A

I prefer a Shower but a bath is nice when I'm not feeling well or I'm chilled to the bone.

I've never owned a jetted tub but there are times my aching back wished I did.

my last home had a jet tub....who has time for that??? I used it twice in 15 years!!! jet tubs are not in anymore.... walk in tiled showers loaded with multiple shower heads and other nice features....

If the master shower is done nicely, I have yet to someone balk at the absence of a bath in that room.  Don't see it much, but I have seen a few renovations where the tub went away.

Most of my buyers want the stand alone tub in the master. I would prefer a nice steam shower. The tub shower combo are very common in the main bath. Not a fan of the jetted tub.

Most buyers want to have at least one bathtub.. especually when here are young children.... I like both.. and I have a jacuzzi tub which I love.. especially when my arthritis is acting up!

Our first time home buyers in Tippecanoe County are in a much more modest price range than what you are used to in your area.  Many buyers will make do with just a shower IF there is a tub/shower in the hall bathroom for the other two or three bedrooms as they want a place for the children to take baths.  

So yes, in general, if there is going to be a shower only bathroom in a two bathroom home it seems better to have the shower only in the master suite.

 

#1  I am now preferring a tub (see reason 3)

#2  shower/tub combos are most popular with first time home buyers

      (the stand alone well equipped showers are in the higher end homes in our market)

#3  Love jetted tubs and have been using our new freestanding Jaccuzi at least an hour a day to soak!!!!

I prefer taking a shower over a bath and my clients have expressed the same to me. I personally don't put much value on most jetted tubs - it will be intefesting to hear/see from appraisers on this subject.

My experience is that most buyers want a tub somewhere. If only one bath, then a shower-over-tub would be important. If two baths, we often see a shower-over-tub in the shared bath and shower stall in the master. More luxurious masters with have separate tub and shower stall. Jetted tubs are rare and not on most buyer’s must-have list.

The general rule was always at least 1 tub in the home. But I am seeing more and more homes with no tub, even some new homes.

I think the enclosed tub like your picture is a good alternative for smaller homes.

Ideally, a large room with jetted tub and separate walk-in shower is the way to go, If you have the room and money.

I still see both. Soaking tubs and 1 and 2 person showers. With well water, sometimes jetted tubs get grit in the lines and don't work very well. Basic showers are fine with me.

In our area most people like to take a shower and so a shower in the Master Bedroom is not a deal breaker ... in fact, as long as there is a full bath somewhere else in the house, it is not a problem.

Most seem to prefer a nice shower and are OK if there is no tub, as long as there is one in another bathroom, especially if there are kids or they expect to have them. Shower/tub combos are common in older homes.

Personally, I prefer a shower or tub w/shower head. I have no desire for jetted tub.

I do get buyers who want both a bath and a separate shower.

If they can't have them separately, most still want a bathtub - usually to bathe children.

It depends on the buyer and their lifstyle... but not sure what it has to do with a first-time buyer versus any buyer. I have a big shower and a big soaking tub. In 12 years have maybe been in that tub less than 5 times.

Tubs for the kid's rooms and fabulous walk-in showers for the adults is what we see in the Charlotte market. I've been the Jacuzzi route and found it to be a total waste of money and space!

Depends on your age cohort. Our "westside" homes have many first timers who are new to homeownership but new to KIDS! They need a tub. But creeping up the price ladder you'll start to see the tub disappear, many single level homes in this price range (think aging-in-place boomers) but once you hit the luxury market BOTH are present. I think baths are a total waste of time. I especially like the ones with the fireplace separating the bedroom from the bath--not only do the owners NEVER use the tub but they NEVER get the fireplace on.

Most people still want a tub even though many rarely use it. They just think they want it. We purchased a new home that only has a shower in the master, which was fine by us, but I did consider it possibly to be a drawback for when we eventually sell. I've missed the tub a handful of times in 3 years, but we do have one in another bathroom if I really needed it. 

Bonus1: I prefer shower, but every once in a while want a bath.

Bonus2: Bath/Tub combos are not popular or often seen in the master bath in newer homes, most often they are separate walk-in shower/garden tub.

Bonus3: I have no use for jetted tubs, but if it is going to be a big/fancy tub it may as well have jets to make it an indoor hot tub.

jetted tubs are long out of vogue, impressive when they first were popular but now referred to as "anniversary tub"

Full size walkin showers are expected in the master but bath tubs in the master are rare and not a deal breaker if there isn't one. People do still want a tub/shower in the hall bathroom "just in case".

1. I prefer a shower.

2. In guest or hall bathrooms only.

3. I don't think anyone really misses them.

No, bathtubs are kind of out.
There more necessary in the secondary bathrooms for the kids that I’ve sold lots of luxury homes to people that look at a giant sunken tub as a waste of space.

Inna, around here, there is an expectation of a shower in the master bath and a tub/shower in a hall bath.  I'd love to soak in a tub, but I don't have time. Shower are it for me. I think a lot of my clients feel the same.

Most buyers do expect tubs, preferably jacuzzi tubs, but frankly, few actually use them. Bath/shower combo's not so popular (if you mean shower in bath). Jet tub plus very nicely equipped separate shower stall is by far the preference. First-time buyers may need tubs for babies.

In my experience, the high end walk-in shower in the Master bathroom is the winner.  It's what people want.  As long as the secondary bathroom has the tub, they're happy.  Now in the more luxury homes, a stand alone tub in the master is a real winner... especially if clawfoot.

That big his and hers tub in the MBR is often used to grow plants. Saw some Mary Jane growing there. The MBR is often used to sort laundry.  Ironing ... What a waste of space!

In my market, anything 2 bedrooms and up would typically have 2 bathrooms. Especially in remodeling situations, the rule of thumb would be at least one tub, and rarely in the master bedroom. Big airy tiled showers with glass enclosures, no doors, rain shower heads, many shower heads. The bigger the better. And make it spa-like.

For younger, first time homebuyers with small children, no tub in the house is a deal breaker.  For the master bath, it's a 50/50 mix for young to middle age buyers.  For older buyers, they want a shower only with easy access and low step-in for sure.  They could care less about tubs.

My young buyers want the soaking tub in the master but the older they are the deluxe shower prevails as long as there is a tub in the house in another bath.

Most often in a starter home i see a tub in main bath and a shower in master bath. When you go more upscale, the masetr will add a soaking or jet tub

A nice soaking tub and a walk in shower are preferred in the owner's bathroom with a decent sized combo being typical in the guest bathrooms. Jetted tubs / spas are best outside near the pool.

The best answer...it depends. If there is a chance for kids...you need a tub!

Finding the right buyer. Some only want tubs, some only want jetted tubs, some want no tubs especially not jetted...and my opinion....think bacteria big time if not properly cleaned and most are NOT ! And there are those that just want the big walk in HC accessible shower.

 

 This is my favorite bath set up in a listing with a bonus view... it is a jetted tub within a  shower room! Maybe more of a party room.

On a daily basis, I prefer a shower for time's sake. When I have exercised and am achy or cold or just want to relax and have the time, I do like to have a glass of wine in my standalone tub. 

Most homes around here have the tub/bath combo in at least one bathroom (we have it in two). Many in my neighborhood are remodeling and taking out the tub and doing a larger walk-in shower. 

I intentionally chose to have a standalone tub without jets when we built. If I wanted to hang out in warm water with jets, I would prefer to do it with friends in a hot tub. Jetted tubs seem dated and I personally don't like when the calcium/hard water deposits build up on the jets. It tends to make them look dated quickly.

Some people use the bath tub as a place for the cat litterbox, if you can believe that.

I prefer a tub without a shower over it. But when I remodeled my guest bath, I put it in a shower over the tub just for resale value but no doors.

Our master has a walk-in shower without a door, just a glass block staggered wall. 3 different sizes of Italian tile.

I agree that master tubs are not necessary. But you should have a tub somewhere or you will eliminate families with small children.

Jacuzzis, unless in the ground, waste of money, time and expense. Nobody wants a hot tub in the yard anymore.
