There are probably several factors to blame for your listing decline. I would definitely consider more prospecting but you also need to look at your technology, more training for your agents, a better listing presentation and target marketing for sellers both in print and online. So the answer is YES, the guru systems work if you and your agents take action and put in the time.

Mike I'm confused at the question but will give it a go.
MF, etc teaches you how to win the listing but there is nothing to do if no one wants to sell. I will say 200% that those folks get a larger share of the market because they go after it. They ain't sittin' around at open houses wishin' somehing will happen.
I don't think 8 years is correct at least here near Chicago. I would say we've just gotten rid of all the foreclosures around 2.5 years ago along with the shorts. People can now sell but not at skyhigh prices. They can at least finally get out. Some just want to move on because they need room with kids.

Having a good system (does not have to follow the gurus) will give an agent a better chance of getting the listing from a seller who wants to list.
Having a good agent will help that listing sell for the highest possible price in a given market.
None of those things have anything to do with total number of homes for sale or sold in a particular market.

The only way to increase the inventory is to talk someone into selling their house. I don't see that happening.

I think the market is just steadying. Back just before the crash, lots of first time home buyers stepped in the market and people were buying investment properties like crazy because they could get up to 100% loans on them. Then the sell-off, where they couldn't hold on to them. I think we are in a "healthy" market now, but that just means fewer listings and which makes it a "sellers market".

A steady decline of homes for sale equates to a steady decline in prospecting for buyers and sellers.

Since our largest county only have 47 days worth of inentory, and the total number of homes is only about 1,600, I do not believe they "create inventory," only give you a better chance at capturing the inventory that does come to market. I think they make you prospect, which helps you stay top of mind for when someone does decide to move.
