That bathtub is a piece of art.   I can understand someone loving it and installing in their home.  I have bathtubs made of onyx for the same price, and bathtubs made for handicapped people for the same price.  It fills a need for the individual.  Those who buy those tubs are not thinking of an appraisal...A

No, I would not. 

As for appraisers, no value added.  It's a tub. Someone overpays for a tub it does not increase the value of a home. Same with paid for solar panels. No value added to the appraised value.

I would imagine your rate of return would be less than the $100K + swimming pool would be in the back yard. I can think of many other things to spend $30K on  to add value to my place.

It's beautiful Jeff Pearl , though I would never use it, as I'm a total shower gal!  An appraiser wouldn't 'value' the tub by itself, and he/she is just giving you 'their opinion' - so I personally would not pay any amount for it.  I'm sure you will get responses from appraisers below . . .

I cetainly wouldn't pay $30k for a tub. I can't imagine any appraiser taking too much into consideration of a high end tub, it is a personal investment of art. Better off taking the tub with you and replacing it with something else.

It is beautiful! But a person is paying for a piece of art not for an appliance or fixture to a home, so clearly it wouldn't add value to the house. If someone paid that I would imagine maybe they would want to take it with them to their new house or would be flush enough not to care that they wouldn't get their money back on it. -K

If you buy a tub like the one pictured in your link, you are not worried about the value that it adds to your home.

If there was ever a problem with an appraisal of a home, I don’t think a $30,000 bathtub would win the day.

This is beautiful but won't add any particular value in my opinion.  I'd rather have a nice hottub out on the deck so I could enjoy the stars and/or the view.

The explanation Ken Jones, ASA, SCGREA, CRES was excellent but I seriously doubt there are any comparable tubs for comparison, so you're left with nothing to justify added value.  Essentially, it's just a tub as far as an appraisal is concerned.

Beautiful tub, probably would fit in a luxury wood cabin, where somebody goes for a retreat. In an urban, fast-paced environment I would always prefer a shower.

There are buyers who love soaking tubs and it will have a lot of value for them. I would check if the local MLS has a searchable field 'soaking tub' and let the appraiser know about other homes with a similar luxury amenity, even if the location was in a different part of town.

I have seen similar tubs in the vintage homes. That urethane coating will outgass toxic gas to the point some will experience nauseating. 

That being said, next time if there is any stream flooding I will toss it to save homeless who live by the creek.

I imagine someone who puts this tub into their home is less concerned about appraisal value than aesthetics. Most likely, you wouldn't find it in your average/median priced home in your market place.  And I would venture that there will be other luxury features in the home so that overall, this tub may fit in quite well.

I can’t say I could justify the price for just ma tub. I can’t remember the last time I was in the tub, other than to swap out the stems for the faucet. My kids to take baths at least twice a week, but I’m not buying them that tub for their baths.
