yes, to every one of them...no matter what size home or what list price...."the eye buys" and that's the bottom line.

Staging, yes. Professional staging, not necessarily. You have to look at ROI pretty carefully. If the home is modest, clearing clutter, removing excess furniture, repositioning the furniture attractively is usually sufficient.

It depends on each home.. some need it, others don't need a professional.  I took the course, and if it's something I can do on my own, then I do it..

To all or most? No.

To some, yes.

Staging is a good alternative to overcome existing deficiencies such as:

Vacant house, too many flooring types seen from front door, indeterminate spaces, increased sensation.

   No.

       Depends upon the price point, and the market for that price range. 

      Won't recommend it for tenant-occupied properties, or owner occupants who have lots of children, or indoor dogs.

Depends on the situation. Sometimes it is definitley needed and other times not!

Yes and no - it depends upon the condition of the property. If it looks staged already, it's not needed. Otherwise, absolutely!

I've gone back and forth on this.  Used to be no, then yes, now it's more of "do I think it needs it."  I have people on my team who can take staging to a point and then I have people I can refer the buyer to for anything beyond that.

I do to the ones who really need help...

In small rural markets, it is DIY staging. No money to do it any other way on the low to the ground sticker priced properti4es. Remove, reduce clutter, eliminate smells, price your property to sell, be available to have it shown on the drop of a hat on ready alert status. Oh, and fill potholes in the drive, replace burned out cellar lights and jettison anything handing on the walls or on the stairs heading to the basement. PU.... No smells please. That cat box and those garbage can size ash trays have got to go! And nail that toilet seat down, keep it lidded at all times. Take the pit bulls for a walk. Be gone. That's red neck staging.

It's not always needed. I recommend it as needed, just as I might recommend a pre-listing inspection if I have concerns about the home's condition. I do offer a two-hour staging consultation with my stager at a reasonable fee and the sellers can then do it themselves.

I only make the recommendation when it is needed.  I've had some clients who did such a fabulous job they did not need the help!

Most can benefit from this suggrstion but I have made many decisions over the years. In life. And in real estate.  It depends. Really it does.

I work primarily in a price point that it seldom benefits. When priced correctly ( meaning for appraisal purposes) it sells quickly and usually 99-101% to list,
Photo is condo,not staged, price 185k sold in one day
In the next price point, it is becoming more common practice, and helps many sellers get the value they are hoping for.

No. Depends on price range though. Most sellers prefer to do it themselves.

Depends on the type of listing, some will sell too quick to bother, others need the help.

Alwys for homes that are unique in layout, style and have interesting current durnishings. 

Never for cookie cutter homes in a thriving market where all the homes sell for approximately the same.

We own our own staging company and we provide staging as part of our normal service. We know from experience and from many written reports that staging makes a difference. Builders have been staging their model homes for years to get the best results.

I do to some others I give some good advice learned over the years its a bit situational honestly.

Believe it on not there are many homes that already look like they are staged. HGTV has created this trend. Those that aren't and need it, I do suggest it.

I do recommend. A good stager will liberate space by changing traffic patterns in the home.

I actually made a decision this year to incorportate a consult with a stager as part of hiring me.  That way, I get the listing and someone else gets to give them all the things to do.  I don't have to be bad cop.

Not all, some will sell in hours no matter if I do or not.

No need for fixers, tear downs, Short Sales and REOs.
