Facebook. In my experiences, the ROI from running ads is unmatched by any other social media network.

I'm happy with FB's lead gen ads.  When I've run twitter ads I wasn't happy with the results I got.  Haven't done them on LinkedIn.

Twitter and LinkedIn: Hootsuite University has free training on it.

I would say FB but, it also depends upon your immersion in each sm network, I would think. The broader your reach, I would think that would impact your ads.

Facebook generally works very well with a sponsored ads when advertising a listing.   I have tried it with general ads, but does not work so well for lead gen...

I did an experiment with a residential listing last month, and a Facebook sponsored ad on my business page got a lot of attention. I need to ask the buyer's agent, but it may have brought the buyer. And it only took 5 days.
Now, I have two of my commercial properties sponsored. You can target pretty specifically, and it looks like they're getting attention as well, so I'm seeing that it does work for advertising listings, and is very inexpensive.
As far as drawing buyer and seller leads not tied to a specific property, I have not seen quality--low ballers, tire kickers and disloyal user abusers. So be careful there.
