Actually .  .  . yeah. I just prepped a financial statement for my money guy for 2017 and my house is up about 15% (in my case, more like 25k than 15k) based on sales on my street (and a couple, I know what they appraised for--over sale price!)
It's all BS till you cash out, though . . . and I love my fairy house too much to ever sell it. <3

yes I think the lions share of homes in my area gained a significant amount of equity. Possibly even more than the $15,000.

No doubt since prices keep going up. I don't know how much equity has been gained but given prices I would guess it's more.

I didn't read that report as of yet so you're ahead of me. I would say that there is still a decent percentage of people with zero equity. More & more homes are now selling where they sold maybe 7 to 10 years ago. People are just finally getting out now & they feel the time is right. Maybe not for a profit, per se, but to at least move on.

I do not see $15K across the board. Some yes, some no.

Not sure many neighborhoods experienced that equity increase while others probably exceeded that amount.

San Diego was up $20,000 from start of Q4 2016 to start of Q4 2017

and up $41,700 looking at end of Q4 2016 to end of Q4 2017.

I'm seeing a 25:1 ratio of great equity to break even or heading under water in my business. I save about one house per year from short sale working with Ocwen Bank typically to get a break even closing.

It depends on area and price point. We didn't have as much new construction in 2016 as we did in 2017. Now that builders have caught up, homeowners in the upper price points are competing for the same buyers.

That's not happening in my area with the average sale price in the $180's. It totally depends on the neighborhood and the condition of the home.

Yes. According to the CoreLogic report, Michigan saw an $11,000 increase in equity per home. However, in my local area, it is significantly higher.

No.  What I am seeing is $200,000 and more in less than one year. Home sold in May 2017 for 725K s now selling for $1M+

Hmmm, i'm not sure about negative equity. We see very few short sales or foreclosures in the hood. As for gaining in home equity: 

The average California homeowner gained $26,000 in equity between 2016 and 2017.

Depends on the area; depends on when a house was purchased. And are we talking value or true equity? Value could go up and equity not if owners have borrowed against it.
