Farming, blogging, being social - face-to-face with networking, volunteering, etc.
Another thing that I've done in the past is hold two open houses - one for all of the neighbors, the next one for the public. For the 'neighbor' open, go door to door and invite them to join you 'this weekend' for the open house and leave them with a flyer. You'll be surprised how many neighborhood open houses lead to listings when you do this!

Asking a complete stranger to trust a brand new agent is likely not going to happen. The way you'd be able to do it is co-list with a known agent in your office or else all you have to trade on in absence of value is price.
Work your known database, they'll be more likely to give you a shot because they know you. Hang in there, it's hard to get listings in the beginning, you just need to get as many listing presentation opportunities as you can and get comfortable with your pitch.

You can blog about neighborhoods, you can farm neighborhoods, you can host open houses for other agents' listings.

Now you can 'buy' the listings - by overpricing them. Some seller will surely fall for it... (I'm just kidding!)

It starts with asking them.
We have many techniques and scripts for getting in front of them and converting them into clients. and then even more for getting the home sold and signing up the neighbors.
