I have used videos on YouTube for a while, always reposting to social media. Got a customer who called on one and she had watched several. We met, by the end of the week and she was under contract. Got a fabulous testimonial as well. Younger first time buyer as well.

First and foremost - BRING A BACK UP BATTERY PACK FOR YOUR PHONE WHEN GOING LIVE! And to answer your question I've seen the best results when I show up early to meet a client at a property and do a live preview for my audience. They love looking at homes whether they're friends or clients that I've friended. The amount of "hits" on the video after it's posted are insanely high, and the live connection usually produces a dozen or so people live texting me while I'm broadcasting. It's just another avenue to stay in front of clients. I like it!

We've seen many of the professionals we work with feature videos on Facebook, Youtube - AND Instagram. "Live" videos (of interviews, walk throughs, open houses, etc.) in particular seem to be a trending practice, as well. The more use of videos in your marketing, the better. - Tim

I've been using video on Youtube for over 10 years.

50% of citizens in the 60 year old bracket are using YT and FB.

If your demographic is younger, these may not be the best platform.

New business. Without a doubt.

I have just started videos in the last three weeks,  no new business yet but I need to get better at it.  On Facebook Hamm Homes.

I have used videos on listings for years and had many buyers tell me that is what helped them decide they wanted the house. One buyer told me she knew exactly where to put her furniture because she watched the video 20 times.

I have sold several properties I can attribute to specific videos, since I asked the buyers how they found me. I would follow what Debb Janes EcoBroker and Bernie Stea JD have to say about videos and join the 2 groups Fred Griffin mentions below. Plenty of people here willing to help with video suggestions.

Yes, I've been doing it for years!

Here's an example. I have absolutely gotten business from it - in fact, this one brought me several buyers!

We have been using video marketing on YouTube since YouTube started. 

We had a lot of people watching my short sale series in 2009, 2010, 2011. 

People contacted us from the videos. 

We also got a high end cash sale from one of my YouTube "RAW" videos, full of mistakes and the old flip video camera. He bought a $1.3 or higher ( can't remember the exact number), all cash house in our airpark community. The reason he called me was because he said I was authentic, and did not make some big production patrionizing luxury buyers. 

And then, just the other day, I got a new client for our virtual services from Norway- who watched my free YouTube Trello tutorials over a year ago. She just told me that she loves those free trainings and signed up for virtual services because of those videos! WOW!!! 

I have not done live videos yet ... seems like I should take the plunge ... just don't feel comfortable looking into that camera ... I need to Get Over It!!!

I've done virtual walkthrough videos in the past.  In the end it wasn't worth the time it took to do them, so I stopped.  That's the extent of where I am willing to go with videos.

Day and night. You have the render from youtube file, upload it on facebook, linked in, pinterest, make sure your video link is on your realtor.com site, show them in a wall of different playlists on your channels rather than a buyer, seller has to wade through them all. Think customer, make it show and tell, sit back and see, listen easy. One after another. Your buyer can open house on demand ten homes in half hour before they close up the laptop,  click off the light and it's dream all night about home sweet homes from your 10:30 at night showings.
