Personally, I think if it's something like this that could make a deal go south, I'd rather it was disclosed up front to interested parties so that if this was an issue they would bow out in advance.

That is not a fact that has to be disclose in TN. I advise agents to not disclose anything unless they know it to be a fact or have personal first hand knowledge of it. If that were the case, then the agent might be getting in trouble with their spouse of having first hand personal knowledge.

You are supposed to disclose anything  "material" that may be disturbing to the home buyer, and make them not want the house.

HA, HA, HA...sure of course the agent will disclose...in their dreams.

I could write a book on serious issues that agents do NOT disclose (intentionally)...to me this "sex thing"  should not be a deal breaker, but I would disclose anyway.

I saw this & I'm not sure how I feel about it. It has nothing to do with the condition of the property but on the other hand their home is all over the internet. I'm not sure though if people will be actually looking at the house watching one of the vids.

Perhaps they'll buy new construction? If the law doesn't require the disclosure and the seller doesn't want you to disclose it, I don't think you can disclose it. I can understand why they would want to back out. I guess everyone knows now.
