I have seen elevated radon results here with structures on a slab, or with no basement. In my opinion, let the buyers do the inspections they want. It is their money, their name on the deed and they have to happy & satisfied. I'd rather let them "waste" their money on the radon test prior to the closing rather than using their money to sue after they are owners. I think it is our place to keep the opinions out of the transactions when it comes to the inspection process, voicing our experiences is a completely differenct scenario.

   Report them to the Federal EPA, the State of Florida Department of Health, and the World Health Organization.

So there's an association that wants its owners to die of lung cancer associated with radon? How marketable do they think their complex will be if THAT was the case.

If the buyers want to do a radon test, they should be able to, and if the results are high, they should be able to put in a mitigation system. Or they walk.

I would share the story of the condo buildings here in Charlotte that 'happened' to discover radon in the entire buildings due to one smart buyer doing a radon test. 

Who knows how many years the residents had been living with high levels of radon?

Cant imagine that it would be legal for the condo assn to prevent the installation of a mitigation system.

I would pass on the information but never dissuade a buyer from getting any environmental test. They are the ones that have to be satisfied.

You cannot take radon lightly and basement or not it can permeate anything anywhere. It's best for the association not to interfere with it's mitigation.

No issues with radon in my area so can't help. I would question whether, legally, a HOA could prevent someone from appropriately dealing with high radon through mitigation.

If it's high, don't buy. I assume an attorney and the local health dept could force condo association to mitigate radon if it came to that. If the building is declared unfit for human inhabitation, it can be condemned.

I would let them know that IMHO it would be a waste of their money BUT if they really wish to go ahead I would look up ways to mitigate the problem it tests prove that there is one.

They should do the test if it will make them feel better. Radon can be a serious health issue; condo association can't prevent mitigation.

We have an inspector that does radon, you just have to keep doors and windows closed as much as possible for a couple of days.  Worth it if it's a worry. If the association doesn't allow mitigation that may be a material fact. But radon is more of an issue in some places than others, so depends on your area. -K

We do not have basement in California except some homes built before 1920s. You die from obnoxious people pollution not from Ra fume. Most homes are not built well there is ample ventilation

All these granite with reddish color got radon so let it emit until they ban granite, or quartz ...... Go back to formica. Tiles....

If the condo association will not allow a radon mitigation system ... then buyer gets the testing done knowing that in advance.  If they want to get the test done ... then they get the test done.

The same recommendation for inspections. I support them spending any money they feel necessary for their peace-of-mind.

Buyers have paid for analysis to see if birth-dates and bedroom and bath orientation were harmonious. 

However, they should have NO EXPECTATION regarding how the seller will respond. Some sellers quickly dismiss the pleading of those perceived to be hypochondriacs.

As a listing agent the response should be, "DO what ever tests you want but under no circumstances do I or the seller want to see any report or summary."

A bit confused by the question. There's a difference between a radon test and a radon mitigation system. If a buyers wants a test as part of inspections, he should have one.  If a condo building is suffering from high radon, it would seem to me that the homeowners should get together to install a mitigation system for the building. I don't see how it would be legal for an association to prohibit mitigation in the event of high radon levels.

If it is on a slab, for me i would not worry about radon. For my buyer, they would be entitled to a test. In my area i know the areas known for radon and can be more cautious in thise areas. If it had high radon and the hoa said no mitigation, my buyer should probably move on if worried about radon

Radon tests kits are like smoke detectors, they plug into an outlet. They are cheap and reliable. First Alert ( the smoke detector company) sells them for about $15.00  Maybe that would help?
