Here are a few important points if you are going to manage your Adwords campaigns:

- Break down Adgroups as much as possible - real estate, homes, houses, properties, etc.

- Landing pages should always match the ad - don't simply send them to the home page.

- Familiarize yourself with match types (exact, phrase, modified broad, broad).

- Familiarize yourself with negative keywords.

- Look at the search terms (not keywords) at least every couple of days to find/add new negative keywords, and also see what is working.

- Familiarize yourself with location targeting.

- Start small and set a daily budget.

- There's a lot more to it, but this should keep you busy :)

I've done a small spend on adwords for years with fairly good success.

    There is money to be made if you do it right.  You need an expert like Katerina Gasset to help you with Adwords programs.  

I used both Adwords and Bing Ads for a couple of years. It does increase your website traffic, which helps with your SEO.

I found I could not compete with Zip Realty, Redfin, or the large brokerages for popular keywords on Adwords.

Bing was more affordable, but I sometimes got the feeling that I was being sabotaged by users clicking through my ads until my daily budget was exhausted.

The leads were typical internet leads. Sometimes you would get valid leads other times Fred Flintstone. I finally gave up on Pay per Click.

I actually think you will get a better return farming your local community with direct mail.

Both adwords and Bing ads will work if you know how to really go after the leads. Most agents don't contact the leads fast enough. You can spend about $300 per month in ad spend for a real estate market that is small and not a huge city, etc. It is also relative to what kind of leads you want. 

I was the business consultant for a broker on the west coast of Florida who was spending about $3,000 a month in adspend on google adwords and broke the $1 million dollar mark but he was going after keywords that created a life of no days off, no time with his kids, etc.  I consulted him to change his strategy and keywords. He increased his sales to $15 million in less than 6 months AND cut his ad spend in half, to $1,800 per month. The best part was, I taught him to hire an assistant, and he got his life back. 

YOu much have a plan in place before you place ads. 

I haven't, sorry. But maybe I need to look further into this. Does Bing really count anymore?

I have been approached by several of these companies, not impressed with what they produce or the prices.

I can do much better with the mad skills learned through years of interacting in the rain.
