Here in the Tampa/St Peter region of Florida 55+ is most certainly a viable niche market.
Be aware those 55, 60, 65, 70 year old folks have little interest in resting in the rocker. They want to be ACTIVE, they want to be independent, they want to be listened to, they want escalation options and they want to be SAFE.
What is even better, it is easy to know where they live!

NW Arizona . . . it definitely is and yet our market is pretty covered. I think we have a greater need for assisted living facilities at this point . . . which I do not see lessening.

Not here in Tallahassee.
However, when I was a member of Ocala Marion County Association; that market is definitely ripe for 55+. Here is a house that I sold in "SummerGlen", a golf course age-restricted community in southwest Ocala.

Active adult community is what I consider most of my area. A community based on age here would have to be strong on the 'active' and 'community' parts of the business plan.

Yes, it's a viable niche but not big enough to be the only niche. Central Washington.

yes.... I'm in Franklin MA.... we're 48 miles southwest of Boston.... active adult communities are a great niche for us....but there are not enough of them to be the only niche.... at one time I was marketing 3 active adult communities at one time.... it was a niche for us and continued for 4 years.... it was after the market tanked!!

It is for us if I don't limit to strictly Active Adult/55+, but the broader low maintenance living niche. Patio homes, condos, etc. It accounts for about 1/2 our business in recent years.

55+ communities are typically top-of-the line.
Some have over 1,000 clubs and activities.

We have them. Personally I fdislike the idea of 55+ communties. It is a form of segregation in my ever so humble opinion...so not I would not go near this type of niche.

Sure, why not... but it's an increasingly expensive housing niche here.

I am just north of Tampa on the Gulf Coast of Florida and 55+ is a considerable segment of our market.

We do have several active adult communities, and one actually has the age down to 50. All the others are 55+.

In Ventura County, CA I'm aware of several of these communities. I think it could be a viable niche.
759,485
We have 55+active-adult communities in my coverage area. The largest in the area is in Southbury, CT, it's called Heritage Village. There are also some luxury ones in Newtown, CT.
1,466,257
Ronald Gombach Not many Adult communities here, but we have a lot of retired military and government people. It could be a viable market.
2,192,058
Lancaster , PA would have a strong following (many retire here from all over the NE)

It sure is, i sold 149 units in a new home community of over 55. It certainly is a niche of mine
5,240,021
It can be a viable niche in certain suburbs of Chicago where there are large 55+ developments.
225,526
Yes, here in Knoxville, Tennessee we have Tellico Village and Rarity Bay. Both are focused on the retirement age. Tellico has over 6000 people on 3 private Golf courses. That being said, I hate niches

Kauai, Hawaii - YES, absolutely. It is a very strong niche market here.
6,418,429
Not really, only a few of those communities here, mostly for the old people who cannot afford to go to Arizona.

Active Senior and senile realtor, come to work in a waker. What did you say your name is again?
1,624,853
Here in the Valley and Los Angeles, we have very few communities for 55+.
353,865
yes! In Santa Rosa we have "Oakmont" which is approxl 3000 residents in a 55+ community.
4,319,773
Ronald Gombach - we have in almost all towns like Andover, Tewksbury, North Andover etc.
3,167,714
you'd starve to death. We have one such community and most of it is rentals.
3,988,013
Agents would starve if they tried to focus on Active 55+ neighborhoods in Clarksville. We have only one 55+ neighborhood and it has less than 30 homes and there are no amenities offered.
3,863,492
Yes but we do not have enough inventory or selection to make it only on a 55+niche.

I see a great need for over 55 in Austin TX..we are opening many assisted living places that are really nice..big screen theaters, gyms..happy hours..you name it!
2,817,727
Westchester County NY - seems to be rather small here...not enough places...and that is probably because there are so many apartments available for when people get older (mixed company though) and so many move south (generally Florida and North Carolina).
1,712,776

In the area around Denver, we are seeing more and more 55 and old communities. I am looking into a downsizing post card for 54 and old area.
3,589,741

We have several Active Adult, and 55+, age restricted, etc. Some communities set sections aside for 55+, but they are just down the street from Active Adult and standard housing.
1,847,041
'they' tell me it is one but I'm skeptical. I've never received a call YET for any of it. We do have Sun City stuff out here.
