No .... case in point that they are usually always wrong about price. They are wrong about ammenities in the area. 

Just had an agent from pretty far away write in the MLS that investors are welcome to a maxed out FHA community. I mentioned her name to the board the other day.

Servicing the listing and hitting a home run in the park where the property is located. Often the local go to is key, but if they lack the big guns marketing, the place for sale can be the best kept secret. I think it depends but too far away means that agent or broker is not as apt to show the place as much. But if they have a super show and tell video it saves on the personal showings.

depends on agent and situation.  out of area listing agents usually make sellers under sell in our market.  It's great for my buyers.

In some cases...yes and in some cases...no. It would depend on how different that area is. Is it a rural property with acreage and irrigation rights? Or is it just a residential house in a subdivision? There are many factors that should be considered. 

Now would I work outside of my area of expertise...NO. I would find an agent and refer the buyers or sellers.

In our area we see in some situations a Seller list w/ a DC area agent under the assumption that they will bring a high $$ Buyer, therefore they overprice the property and most of the time that doesn't work the way they imagined it would.

We were asked to represent a large shopping center in the Valley Section of Los Angeles County.  Our offices were on the Westside.  In terms of freeway miles it was about 10 miles.  The difference at the time between the areas we handled and this area was huge.  It was a different clientele.  Of course our team was a quick study and could have done the job, however, getting there to show the property could easily take an hour during traffic time or if an accident happened.    We turned it down, because we knew that all four of us would go nuts getting there.  We recommended an agent whose office was down the street.  A

Richie Alan Naggar An age old question when an out of area agent lists a property in your market area. This happens in commercial real estate all the time. Not only is the agent out of area they are out of State. IMO no one knows the local market better than a local agent.

Depends on the property. If is an REO, they usually do not really show up at the property, or rare. Example Homepath, they have mostly one listing agent for all states! Crazy. I noticed few other names recently, but usually it is the same one.

I don't have a problem with an out at area agents as long as they are willing to show up to show the property and Home Inspection and carry their load of the work. I only see this as a buyer situation and I have the listing...
