Rip out an entire 2-story wall & see if a pipe was leaking even though there was no evidence that it was. No water stains, no nothing. But the buyer 'swore' she heard water dripping behind the wall. YES in the sewer pipe.
We did not comply. We offered to pay for an eval at the local psyche ward.

I've seen people wanting a new roof because the 30 year roof was installed 28 years ago (and had no leaks). I've seen people want a fence installed at the top of a hill (and not just a cheap chain-link one but a fancy one that they wanted the seller to fully pay for). I've seen agents say "everything in the inspection report" (which was full of minor stuff like "the electrical covers outside are to last year's code, not this year's").
My seller's response has always been "Seller denies request" along with a contingency removal form and a notice to perform. Don't sign, it goes back on the market. The longest between going back on the market and reselling it has been 5 days. Shortest was 1 hour. Every time, price went up and prior buyers expressed regret later when they realized that the rest of the inventory was crap compared to my listing.

The "Deal Killer" inspected my Seller's house. No real problems, just several dozen nickel-dime items. The Buyer came back with a request to repair every nail pop, missing door stop, snagged window screen, clean the backsplash behind the stove, etc. My Seller rejected their request in its entirety.
They bought the house, no hard feelings, easy closing.

Christine Kankowski North SD and Temecula One crazy request came from an underwriter. Loan approval was based on scraping, priming, caulking and painting a detached garage. It was for an FHA loan. The seller complied and it closed.

The buyer needed to have the sticker installed on the garage door that showed the wind rating.
Of course the installing company was long out of business.
That is one of those situations where being good to your vendors REALLY pays off.

A week before the closing the buyer requested of my seller $5000 to replace all the carpet in the house because they drove by and saw a dog in the yard. I told the agent that I could speak for my seller that we had a contract and the buyer was approved and if he backed out I had a list of real estate attorneys I would gladly furnish to them and testify in their behalf. The buyer closed.

I just closed one, in which a larger nearly national investor/rental company, that requested a new roof, repaired thermopane window, siding on the shed, chain link fence (because it was rusty and they could never rent it like that) or a reduced price of $12,500+. Thing about it was, they had offered on the home sight unseen, so they did not see clearly evident items that could have been factored from a visual. My seller knew he needed a new roof, so he did it, did the siding on the shed because he was aware of that as well & the window was an easy fix. Drew the line at the fence because it still worked, and the worst part was not his fencing.

Seemed the Buyer convinced the derelict home inspector that the electrical box was not suffient to install a woodworking workshop the Buyer wanted to put in.

I would not call it crazy necessarily ... request for repairs is rare in my business. The most recent one was about 5 years ago. The buyers asked for minor repairs that were noted in the seller's inspection report. I had intended on taking care of a few of them myself (paid by me) out of the goodness of my heart. When the agent got nasty with me, that goodness left my heart and we did nothing. They closed.

Rip out all of the 10-year old plumbing pipes in a luxury property and replace them - not a thing in the world wrong with ANY of them!
Rather than start all over with a new buyers, sellers had to have 3 reputable plumbers document that this was totally unnecessary before the buyers would accept their answer of NO, we are not replacing ANY pipes in the house!

Not so much repairs, they asked for all of my artwrok and about 80% of my furniture. On repairs a new agent asked for a $7000 allowance for new granite counters in the kitchen because of a tiny crack. We didn't do that.
