Coincidence? I think not!
This is what my first broker would refer to as a 'non listing'.
The tenants need to be out, or the home needs to be off the market. If the listing agent and the seller are not going to cooperate with making the home available, then next!

Selling homes with tenants in them can be very challenging. I brought buyers to a multi-family home once. The owner never told the tenants the building was for sale and evidently no one told the tenants we were coming. And I was evidently the first showing. What a mess.

And another one where the tenants were angry they might have to move. They loaded the apartment with very angry looking people. Maybe 20 of them. Who stood there with their arms crossed. We peeked in the kitchen and hightailed it out of there.

There are a lot of pleasant and accommodating tenants, but then ...

I especially love when your clients won't bid on anything until they see that tenant-occupied property. Then once you see it...awful.

OH YES! When I see tenant occupied, I let the buyers know, "We'll be lucky to see this place and if we do get to see it, don't expect to be able to dine on the kitchen floor - it's going to be a mess!" That way, they KNOW it's not me!

Tenant occupied listings are always a crap shoot. Some tenants are wonderful & even tidy up the place for us but we've had our share of difficult ones too. Those take multiple calls.

It happens... and it's one reason I try not to show homes with tenants if it appears it will be a problem. I make sure my clients understand upfront why it's hard to show occupied homes.

Yep, it's our job to make it look easy! I really hate listings that have tenants. Even if they are nice and easy to work with, there always comes a problem like whether they stay or have to leave, etc.

It has been a relatively rare occurrence with several thousand rentals under my belt. Owners and property managers who subscribe to Renter Inc. now have a database that can make this age old scenario disappear in short order. Essentially, when one door closes so do many others for the tenant. It's a list that as a tenant you do not want to appear.

Lots of good answers.  Seems you have a "buyer" problem more than a tenant or agent problem.  Either the buyer gets educated and cooperative or time to drop them as a client.  Buyers like that take the most energy, for the least amount of return... can cost you in many ways.

If your buyer thinks you are the problem, you didn't explain how it works with tenant occupied properties in advance. They are common problems and I share them at orientation with my buyers so they know it's them not me.

It can be challenging indeed... I've have encountered this situation a few times when the tenant is very difficult and refuses to allow showings, despite giving the requires 24 hours notice, it being in the contract they signed... Next!

In these cases i do not hold back, i tell my buyer straight up "the agent is not rerunning my calls or emails" and the tenant is not letting us in because they do not want to move. I do not protect them to take the heat. Often the buyer chooses to call the agent direct, magically a phone is answered

Most of us have that experience. It the price it right, we do inspection in 7 days and see the property anyway and after can move forward or backup.

Agree. One of the condo was rented with me over 7 years ago. Current tenant does not show the property (listed not with me) to prospective buyers. Property on the market over 2 years...  I think it depends of the owner of the property and and terms of the lease. But the listing agent has to communicate with you!

Well, it happens often, but you have to explain your clients that it has nothing to do with you. If they do not trust you= no loyalty, they can move to other agents.

Tenants can certainly be an anchor, I find it best to protect them with a lease and a clause that requires me to pay them a fee when they get a new landlord.
