Mike manages a luxury property on the beach and the damage the salt air does to this house is unbelievable...corrosion everywhere. Maintanence costs are too high.
Personally I would never want to live ON the beach.

I was looking for some good deals of those panicking and selling off their ocean front homes. Mother nature tends to balance herself without man. You have droughts and then floods, heat and then cold. In the end, it all evens out

There was a news story I read just today about a guys 1.3M condo wouldn't sell because the lower half of the building's structure got messed up by the last hurricane. His portion of the special assessment was 50 or 60K to strengthen the foundation & other things. He said his place was on the market now for 18 months.

Ours is always expensive. Global warming was a lie even before Al Gore brought it up. The majority of his predictions never happened and scientists came out and said they were paid to make the numbers look bad to support his theory. No wonder he ran under the democrat flag!

Low tonight in Houston is 27. Three weeks ago, we had snow. Oh yea and in August we had 51 inches of rain. We've got waterfront property that wasn't waterfront at this time last year, so not sure anyone will be purchasing beach front just because they think global warming is debunked.

Former President Obama and his family are buying oceanfront property at Martha's Vineyard. Former Vice President Al Gore purchased a beach house in Montecito, California in the year 2010.
Surely these men, who are "in the know", wouldn't invest their money in something that is about to literally go under water.

As someone who has been lending money on "coastal properties" for almost 50 years, I have not ever seen a decline in buyers. Remember, there is only so much Bay front and Oceanfront properties out there. I work in an area that includes Long Beach Island,NJ. (LBI) has always been a great real estate investment.

Yes, there will be increased demand.
However, property classified as inhabitable waterfront will be 17 feet above current levels. In some locations, that could be a mile from the current beach. Of course expendable CASH negates all the imposed controls. This 1% of the population will put up gates AND remove public parking to keep the rest of us out of their back yard.

I saw a special recently with scientists from around the world, all saying that the 'hype' was 100% politically motivated years ago and that there is absolutely nothing to substantiate these claims. There are some books out there as well, supposedly claiming the same thing - but, with proof. I haven't had a chance to read them yet though.
All I know is that if the man who won the Nobel for his work in global warming AND his wife are still driving SUVs, even they can't possibly believe in what he has managed to convince one entire political party in the US and many abroad as well!
In response to your question - 1/2 of the population still believes in this - debunked or not. So, I guess there's a 50/50 chance of your beach front properties being in high demand!

Was at 17 Mile Drive (CA). The properties ~1/2 +mile away in Peeble Beach away from Pacific Ocean was not that expensive. One can get a home in the woods a lot cheaper than same size Silicon Valley. The ones even with some view or off 17 Mile Drive someone wants 3-5X more....
Does $18M Beach front property sound low to anyone?
