You need a mix of both general and targetted.  General is good for brand awareness, such as postcards to a farm area.  Targetted is best, but both in tandem is even better.

That probably also depends what you are saying. Do people's eyes glaze over when you hit them once again with the fact that you are in real estate, how great you are, how well you are doing, etc. Or asking the right questions about THEM, and what their situation is, etc.

Not at all. A good marketing effort casts both a wide net and a direct message to the most potential buyers or sellers. There is marketing for immediate affect and marketing for tomorrows business too.

General marketing is more about creating a brand and there is a place for that but niche marketing is also needed.
