Here in Florida, fireplace does appeal to Yankee transplants until the realize they will see a fire in it two times during their ownership.
In Florida, outdoor living space, in all it glory and versions, are the attention grabbers. Hey, this space often includes pool, family room, outdoor kitchen, mandatory wide-screen and fireplace or more modern fire feature of some sort. I like to throw in Free Snow Removal just to test if anyone reads the description.

If the ad copy is not the way people talk, it does not connect and help with the transfer of information. Ask questions to pull in the reader, video sneak a peeker. At that point in your life where you are just not a fan of stairs ? Thought long and hard about owning a home with lots of land around it? Ever dream about a waterfront vacation lake retreat for your loved ones to bee line to for year round fun? How is the property going to improve their life? See all the niche groups in the wild blue yonder audience. And single them out with more than one of them in mind. Talk to one at a time with more than one ad approach slant in whatever you hunt and peck for copy. There are so many pristine this, idyllic that wordsmiths that all sound alike. Gabe Sanders is right about the meat and potato keep it simple. List it, describe it, sell it (repeat).
